House Design
Planner:
- Do-it-yourself with a friend as technical draftsman
What do you especially like? Why? Custom floor plan, passage from garage into house (dry entry, storing groceries in pantry)
What do you not like? Why? Currently satisfied
Estimated cost according to architect/planner: €380 per m³ (cubic meter) of enclosed volume = approx. €275,000 without garage
Personal budget limit for house including equipment: €350,000 including garage
Preferred heating system: heat pump (horizontal loop collector), photovoltaic, controlled mechanical ventilation, KNX, possibly alarm system
If you have to give up something, which details/upgrades
- can you forego: no thoughts yet
- cannot forego:
Why is the design as it is now?
Own design based on many examples and personal ideas.
What is the most important/basic question about the floor plan in 130 characters?
Do we have major planning errors, useless layouts, construction flaws, etc.? We want to avoid mistakes or problems that cannot be corrected later.
Thanks for your opinions
Regards
Marco

Do we have major design errors, impractical layouts, structural flaws, etc.? Both yes and no. This is already a much less clumsy design than many homebuilders start their threads with here. The plan is solid, and there are no major mistakes in the dimensions. The utility and drainage planning are not the favorite topics of this draftsman. I find the mechanical room and the adjacent laundry/pantry somewhat generously sized overall, and I would boldly suggest that the mechanical room could be integrated there. I would prefer a larger open area between the kitchen and dining area in the living room. On my list of flaws, the guest room is in first place, followed by the second children’s bedroom.
One thing I like is the corner in the floor plan where the two roof planes meet — I miss that on the other side. I also give a plus for the ribbon window; offset shed roofs with a blind gable strike me as odd. Try sketching the outlines on an aerial photo and add a north arrow to the floor plans.

Thanks first of all— I was expecting worse!
I have to supervise that closely; if the requirement for where to drain the property is not yet clear, it would be unnecessary or duplicate work. I still need to clarify this with the municipality once the development plan is official.
Well, that partly grew out of my wife's wishes. Quote: "If I don't get a basement, then I need a large utility room." So we tried to design it as large as possible here, including a pantry accessible from both the garage and kitchen.
Honestly, I was a bit concerned about the "appearance" of this room once I integrate the water meter, electrical panel, telephone, heating, hot water tank, controlled ventilation system, so we added the "small room" attached to the garage/house.
Yes, good point! We planned generously here because we also want to set up a second large table for parties.
Because of the room layout? If so, I agree, it also bothers me, but I haven’t found a good solution yet. Besides, it will likely be used 98% as a storage room since we don’t have a basement.
Why, because of the two doors? We eliminated that—he didn’t know where to position them, so we chose the upper door and removed the left one.
Thanks, that’s what I wanted, so the house doesn’t look too bulky at first glance. I had it in the original version at the back of the house (garage), but it was removed... I might rethink that!
Thanks, originally it was planned without windows there, but I think this is better for lighting.
I’ll provide that once we meet again.
Another point:
We want to enhance the children’s bedrooms a bit: Both the adjacent bedrooms and the guest room will have a ceiling, but the children’s rooms will be left open. This way, we want to create a "small" play paradise. The ceiling height will be low, but we’ll see how it turns out. There will also be natural light through the two windows up there. Access will be by ladder with a railing.

Drainage: I meant that the downpipes of the main bathroom run through the hallway, and the children’s bathroom could be located closer above the kitchen, among other things.
In the guest room, you couldn’t even rotate the bed 90 degrees—it’s such an unfriendly layout for furnishing. Also, the access situation in the second children’s bedroom could be improved.
Many adjustments will still be made to your plan, so these are partly details that would be refined in further drafts. I didn’t even criticize small issues for two reasons: first, they might already be resolved in later versions, and second, they are minor flaws that are hardly noticeable.
This is just initial feedback from me; there will surely be more contributions with very different perspectives.
