Hello

I am new to this forum and still finding my way around.
Since we have our first consultation appointment on Monday (with a prefabricated house company), I would like to ask you already for some help and advice.
Development Plan / Restrictions
Plot size – 2493 sqm (about 26,819 sq ft)
Single-story with additional half-floor
Number of parking spaces – 2
Number of floors – 1.5
Roof type – 25° (degree) gable roof
We checked with the municipality – there is no formal development plan for our community.
Client Requirements
External vestibule at the entrance
No basement, ground floor + upper floor with 2 m (6.6 ft) knee wall height
Number of occupants, age: 2 adults, 1 child (about 5 years old at move-in)
Space needed on ground floor and upper floor: approximately 70–80 sqm (750–860 sq ft) each
Office: family use, possibly guest room
Guests per year: many friends across Germany, so frequent visitors expected
Closed architectural style
Conservative building method
Kitchen without island, with sliding door to the living/dining area
Around 6–10 dining seats (extendable dining table planned)
Carport eventually, but not at the time of house construction

House Design
Who designed it:
- We spent a long time thinking about floor plans and then found THE floor plan for us on a blog (Traum-vom-Eigenheim --> Draft 3/Finish) – THANKS unknown Jenny & Tilo!!!!

What we especially like:
- Separate entrances to kitchen and living/dining area
- Office/guest room, kitchen, living/dining area, and WC/shower on the ground floor = potentially age-appropriate
- Efficient use of living space
- Storage room in the upper floor, since there is no basement

Personal budget limit for the house, including equipment: €250,000

Preferred heating technology:
Air-to-water heat pump with controlled ventilation
We still need to look into heating systems in more detail

I think the floor plan is generally okay. Here are a few minor points that would bother ME about the layout:
The kitchen seems too small and lacks enough countertop space.
I would add a storage room under the staircase.
The utility room might become a bit cramped once all the appliances are in place. There won’t be much room left for items like a vacuum cleaner, a second refrigerator, or other frequently used objects.
The hallway also seems too small for a proper wardrobe, and I would skip the vestibule.
The upstairs corridor will feel very dark and narrow.
I don’t find the bathroom door positioned so close to the stairs ideal either. At night, if you’re sleepy and take a wrong step, you could easily fall down the stairs.

To give more detailed feedback, having measurements would be very helpful.

Is there no door planned between the kitchen and hallway, or between the living room and hallway? I’m not sure if having just a half wall there might feel a bit awkward, especially when dining and you can basically see the entire hallway. I would consider installing a double door with glass panels from the hallway to the living room, and a regular door towards the kitchen.

Otherwise, I find the floor plan quite okay. On the south side of the living room, I would add a third window to make the whole space feel larger.

My informal impression:
- The kitchen is small (no immediate suggestions for improvement)
- No space for a cloakroom (guest toilet on the ground floor without a shower, but with room for a cloakroom)
- Upper floor: Narrow, dark (skylight?) hallway, the bathroom door has already been mentioned. Maybe consider having a hallway running across the upper floor, making the walk-in closet smaller (the bathroom moves down), and removing the storage room — the space would remain, but the hallway would be more open and brighter.

Age-appropriate because you don’t have to climb stairs anymore? Stairlifts are available. The shower in the guest toilet might be too small to comfortably assist someone who needs help.

I would skip the vestibule and go straight for a carport instead.

Basically, a very pragmatic floor plan, but you should pay attention to the 2m (6.6 ft) headroom line in the attic, especially regarding the bathroom.

In terms of price, it’s quite tight, but you would need to clarify what you mean by under 250,000 euros, including additional construction costs, earthworks, and so on.

From my impression, the pricing is unfortunately planned too optimistically, unless it’s a shell (unfinished) house.
