ᐅ Floor plan design for a single-family house on a hillside, with a separate apartment and a double garage

Good morning, dear forum members,

We received the first draft of our single-family house over the weekend and are initially very pleased 🙂
We would like to share the first sketches here to get feedback from experienced homebuilders.

A few notes:
Due to the slope of the plot, we will build with a basement. It will house a separate apartment / my wife’s naturopathic practice.
A home office on the ground floor or attic is essential as I regularly work from home (even before the pandemic).
We are currently planning a house for 3 children. Additional space could be created by expanding over the garage.
The heating system will be a ground-source heat pump. Our plot measures approximately 1200 m² (0.3 acres).

Regarding the cost calculation, I want to provide some information. We received the following estimates from the planner:
KfW 55 house
Residential building: 1,145.917 m³ (40,462 ft³) x €350/m³ = €401,070.95
Garage: 511.66 m³ (18,060 ft³) x €175/m³ = €89,541.55
Additional construction costs: €30,000
The calculated costs for the residential building do not include expenses for interior fittings. Owner’s contributions are also not included.

And the 1950s don’t have to be bad – back then, buildings were constructed very compactly. An open floor plan – the notorious all-purpose room – can quickly become outdated due to its disadvantages and often just masks very small floor areas. I would always keep in mind how rooms can be subdivided again if needed, without losing quality.

Just to be sure, is it allowed to run a business in the two-family house in your building area?

Where are the parking spaces for the second residential unit? And/or for the business?

I just hope you don’t get a loan from the bank. Otherwise, there will soon be another shell structure on the market.

In my neighborhood, someone also runs a massage practice on the ground floor. They live upstairs. That can work financially for you too. But on a slope, that only works if you cancel the roof and garage or at least convert the garage into a carport.

We have had this question answered by the responsible building authority and district office. We have confirmation that we are allowed to operate a “business” on our property. The land is not located in a designated building zone. It was originally used as a meadow and has been available for construction for over 20 years.

The KfW funding applies only to secondary apartments; yes, that is how we will initially declare our construction project and later integrate a practice.

As for parking, I see the possibility of parking two cars in front of the garages. Additionally, there is the option to provide more parking spaces between the street and the house wall. I think that should be sufficient.

You can find the requirements for how parking spaces must be designed in the parking regulations of your local municipality.

That’s not so simple – you need to provide evidence of parking spaces when applying for the building permit / planning permission. And I won’t say anything about subsidy fraud.

Are the rooms in the basement actually wheelchair accessible? As far as I know, this is a requirement for approval as rooms for practicing a healthcare profession. The change of use must also be reported to the building authority (building permit / planning permission), and at the latest when filing the tax return, conflicts between KfW funding and workspaces can become complicated.

That’s exactly why it should be addressed. The original poster probably doesn’t realize this.

You can’t really be that naive.

I would like to help, but in this case, I’d rather stay out of it.
