ᐅ Floor plan design for a single-family house on a hillside, with a separate apartment and a double garage

Good morning, dear forum members,

We received the first draft of our single-family house over the weekend and are initially very pleased 🙂
We would like to share the first sketches here to get feedback from experienced homebuilders.

A few notes:
Due to the slope of the plot, we will build with a basement. It will house a separate apartment / my wife’s naturopathic practice.
A home office on the ground floor or attic is essential as I regularly work from home (even before the pandemic).
We are currently planning a house for 3 children. Additional space could be created by expanding over the garage.
The heating system will be a ground-source heat pump. Our plot measures approximately 1200 m² (0.3 acres).

Regarding the cost calculation, I want to provide some information. We received the following estimates from the planner:
KfW 55 house
Residential building: 1,145.917 m³ (40,462 ft³) x €350/m³ = €401,070.95
Garage: 511.66 m³ (18,060 ft³) x €175/m³ = €89,541.55
Additional construction costs: €30,000
The calculated costs for the residential building do not include expenses for interior fittings. Owner’s contributions are also not included.

Your personal budget limit is 320,000€. However, the house is located in a completely different region where prices are about double that. It doesn’t make sense to keep adjusting the floor plan to reduce the size by 30m2 (320 square feet). For 320,000€, you can expect to get about 140m2 (1,500 square feet) on a slab foundation.

Keep in mind that in recent years, there have been double-digit annual increases in construction costs.

A path or a staircase is not a replacement.
“Dad, I’m thirsty. The diaper is full.” No quick trips into the house with the rest being watched from the corner of the eye. Longer walking distances mean the children are out of sight for longer. It’s more comparable to visiting a playground. No eye on the kids while cooking, but children make noise in front of the therapy rooms.
Privacy is also important for yourself, and the garden is living space.
You wouldn’t seriously consider placing the practice next to the bedrooms.

Do you really need the practice to be that big? Do you need the rooms under the garage, or are they just there because they came with it?

The mentioned items, earthworks and disposal, have already been paid for from personal funds.
The planner estimates about 50,000€ for exterior landscaping, but at this stage we want to focus more on the house layout and only marginally on the costs.

Regarding the example with the children, perhaps this counterpoint:
Children should be inside the house while cooking. Later, when they are older, it should be manageable to leave them unattended for a few minutes now and then.
I’m not sure if this is really such a big issue. Do others also see this as a major drawback?
A few children’s screams should be bearable in a practice anyway 😉

Hopefully, that is still within an affordable range. Don’t rely on cost estimates from relatives from a few years ago.

The topic of costs is, in my view, very difficult to discuss here on the forum. Too many factors such as self-labor, the homeowner’s equipment (tools, etc.), own trades, and much more cannot be fully described here. Estimates from planners and friends serve only as rough guidelines. Prices increase too quickly.

Therefore, once again my request..
Do you have any suggestions for improvements regarding the floor plan?
Maybe someone has had similar conditions and would like to share their experience.

Why should children be inside the house while cooking? Younger children spend time outdoors—if allowed—and as long as the weather isn’t bad.

Not everyone enjoys the noise of children. Many find it disturbing.

It’s not the most expensive area, yet it doesn’t work out. Costs that should be covered by equity and are not listed here cannot be guessed by us. Spending 50,000 for the garden doesn’t achieve much on a sloped site, especially if you plan to fill it all in.

Plan for what you really need. And don’t just add a basement because of funding—a basement means a granny flat or secondary apartment. Now you have a practice with living space that looks like a rental building.
