Site plan of a building plot with boundary lines and lot numbers

The street area is generally shown at a slightly higher level than the plot. Is the street already completed? Maybe there are one or two photos of the plot showing the view of the street.

Are there no elevation drawings from the architect? Also for considering the height level, etc.

There should be 5 m (16 feet) in front of the garage – right? From the garage front to the kitchen front on the east side, the house is 15 m (49 feet) long. However, the building plot is only 15 m (49 feet) wide, but with 3 m (10 feet) setback from the street.

No, the road/sewer will only be constructed in spring/March is when it’s expected to be completed. It’s the same company that is also selling the plots there and is developing some of them with semi-detached houses and triplex apartments. The architect working for this company (who also designs the houses for them) is very familiar with the site, which made a very good impression on us right from the start.

The garage will meet the requirement of 3 meters (10 feet) from the street. We could place the garage even closer to the boundary, but we think 3 meters (10 feet) is a good distance for the garage. That way, there is also enough space to quickly park a car in front of the garage for washing 🙂

The small area toward the street will probably be filled in with soil, as far as I understand. You practically get soil for filling there for free.

Between the garage and the street, there are 3 m (10 feet)... not enough space for a car.

At some point earlier, you mentioned that there should be 5 m (16 feet) between the garage door and the street, which also makes sense for a parked car.

Yes, that’s what I found through self-study on Austrian building regulations via Google. The architect said that’s not correct, and as long as the garage has an automatic door, you can build right up to the property line. So, in the worst case, we will extend the garage up to the boundary to make sure there’s still enough space for the house :/
