What is the most important/basic question about the floor plan in 130 characters?

Hello dear forum members,

here is the first draft of our planned single-family home. I would appreciate your ideas, criticism, tips, and tricks. Sorry that dimensions and some furnishings are still missing. I am only interested in the rough floor plan for now.

Between the living and dining areas, there will be a fireplace or a decorative element serving as a room divider. In the pergola, which should have a solar glass roof, a pool is planned if the budget allows.

We plan to build using a construction manager or site supervisor with separate trade contracts, using solid construction methods.

Thank you very much for your opinions.

I know Wuppertal, since Erwin Lindemann is opening his men's boutique there later, but I definitely don’t recognize the Bien-Zenker Concept M show home from the eponymous city in your design. Also, claiming that a 4.58 m² (49.3 sq ft) pantry is meant to represent a 150 cm (5 ft) wide decorative fireplace at seating height doesn’t just stretch Yvonne’s imagination—I fully agree with that.

No, I was mistaken there; the pantry is of course my pantry behind the kitchen... that fireplace is the room divider between the living room and dining room.

But it really must be purely decorative, because otherwise a chimney would be located right above the dressing room-bathroom door.

Thank you for your contributions. Please don’t take this the wrong way, but simply pointing out what is wrong doesn’t help me much. I need concrete ideas and suggestions for improvement. Thanks a lot!

I won’t be providing anything here. Honestly, any changes I might suggest would probably just make things worse. You should consult a professional because you clearly don’t have the knack for designing and planning a house yourself. Some people do, some don’t. And you don’t want to spend €500,000 on a house poorly designed by yourself, do you?!
I’m happy to help adjust a professionally designed house plan.
I would also like to point out the common mistakes made by non-professionals that I mentioned in a pinned post at the very bottom:

I find your concerns about the bathroom located directly next to the bedroom justified. I’ve thought about that for a long time,

As I said before: your ideas should be handled by experts.

And here are a few more points that raise concrete questions and therefore cannot lead to useful suggestions.

Slope slight slope

What exactly does slight mean?
Henning_85 schrieb:

Building envelope, building line and boundary approximately 6m (20 feet) each

What do you mean by building envelope? Perhaps you should also mention the lot dimensions?
Henning_85 schrieb:

Number of people, ages 2 people, 33 and 35 years old

Then why is there a children’s room if no child is planned?
Henning_85 schrieb:

The entire house or floor plan is based on the Bien-Zenker Concept M Wuppertal.

As I said before: that is not obvious.
I also think the question remains unanswered (I’m not opening a window to the house now): why this house, and why are you modifying it?
What do you want from it, and what not?
No one really knows what you want at all.

Please don’t take this response the wrong way; it’s only meant to help!

Reducing the size of the Wuppertal design doesn’t work.
What do you like about the Wuppertal (not your reduced version, but the original)?
Please take a look at the Victoria model house by Rensch-Haus. It’s roughly your size.
The one child’s bedroom could be open and serve as a gallery or reading nook.
What don’t you like about the floor plan, the house, or the elevations?

I have slightly revised the floor plan with an architect. I think we have improved it significantly. What are your thoughts on it now?

Even read as a "rhyming joke" ("clearly revised" and "slightly improved"), I cannot fully agree. If you are specifically looking for what you consider "constructive" criticism, then I would say: "move the wall between the garage and workshop." But if you want my honest opinion, it sounds different: if you want to build a house mainly or primarily for the purpose of indulging your own envy, then build it exactly like this; but if you want to build a nice home, then start planning again from scratch. If you really know an architect, don’t fine-tune your plans to the third decimal place with them—have a real relaunch discussion.
The house shown here is not one for a happy homeowner, but for the hoarder from that bank advertisement.
