Hello dear forum members,
here is the first draft of our planned single-family home. I would appreciate your ideas, criticism, tips, and tricks. Sorry that dimensions and some furnishings are still missing. I am only interested in the rough floor plan for now.
Between the living and dining areas, there will be a fireplace or a decorative element serving as a room divider. In the pergola, which should have a solar glass roof, a pool is planned if the budget allows.
We plan to build using a construction manager or site supervisor with separate trade contracts, using solid construction methods.

This bathroom-bedroom layout just doesn’t work... one person is stuck on the toilet while the partner can’t leave the bedroom. One is ironing, vacuuming, cleaning, making the beds, or putting laundry away in the walk-in closet, and the other can’t use the bathroom during that time or would have to lock the partner in the bedroom just to have privacy in the bathroom. And if the bedroom door is accidentally left closed... then you’re trapped inside the bedroom.
Then there’s this pointless corridor in the children’s room that only exists because the children’s bathroom was planned right next to it. The parents’ area should be accessed through the walk-in closet, with one door leading to the bathroom and the other to the bedroom, so no one disturbs the other.

I wanted to give it a try despite the awful floor plan graphic, but... it’s not getting any better... at least the walk-in closet offers plenty of wardrobe space <3

Or you could also cut off the upper worn-out corner...
That’s something you could consider in detail, but the current design is still too unsuitable for that—it needs a complete redesign...
