Hello everyone,
we are currently planning the living and dining area of our condominium. Construction has not started yet, so we have complete freedom regarding the connections and placement of the kitchen.
The floor plan of the room is somewhat challenging, and I’m not sure if we might be overcomplicating the initial planning. Therefore, we would greatly appreciate any tips on how to best design and divide the space.
The room needs to accommodate: kitchen, dining table, sofa + projector or TV.
Notes on the planning:
- The screen in the center is to be mounted on the ceiling and only lowered when watching movies.
- The table should be pushed all the way against the wall in normal use and only pulled further into the room when there are many guests, so that additional people can sit on the bench. (I have attached one version for 8 people and one for 6 people.)
Do you have any other ideas to make the best use of the space? The kitchen island is not absolutely necessary, but due to the pillar, the use of the room seems rather limited from my perspective.
Best regards and thanks for your help

Sorry, you are right, I didn’t respond to that. There are two of us.
There was already a comment in this thread that the jackets almost hang in the kitchen, so the location of the wardrobe is not ideal. Therefore, we considered making the hallway wider to create more space between the kitchen and the wardrobe.

If there are only two of you and you’re disciplined, a small closet or wardrobe will be enough.
You still have spare rooms whose use is not yet decided.
It’s not ideal, you know that yourself. But making the kitchen and bathroom smaller just for that, I think, is the worst solution.
How about making the wardrobe part of the kitchen cabinets? Same finish, three 60cm (24 inches) wide units: this visually elongates the kitchen and integrates it nicely 😉

The goal is to move the wall of the kitchen and the bathroom so that it aligns flush with the pillar. Regarding the kitchen, I already suggested this in post #14, to create a small cloakroom niche. As for the bathroom, this approach won’t work because the duct would then be located in the hallway, and the bathroom door would interfere with someone using the sink.

Actually, the bathroom was originally planned as I have drawn it in the listing. We shifted the wall to get a somewhat larger bathroom. It’s confusing when you read a lot on forums and see criticisms of large houses and their floor plans (usually the entrance areas are considered too small). Of course, you can’t compare that to a 75sqm (807 sqft) apartment, but you end up questioning every centimeter too little.
Thank you for your feedback. I will soon be planning the ceiling spotlights as well. I’ll get back to you on that later.

Maybe I’m missing something obvious, but where would the wardrobe cabinets be in this case? They would be in those wardrobe cabinets that echo the kitchen’s design. The rest goes into your hobby room 🙂 Where exactly? Either where it’s marked or above the column. Both options affect the space differently.
The cabinet on the right side hides the hallway and makes the kitchen appear larger. The cabinet above the column tightens the kitchen space and emphasizes the entrance.

In fact, the bathroom was originally designed as I drew it in the brochure. We then moved the wall to create a slightly larger bathroom. So which size (and drawing) is actually correct? Keep in mind: you might be able to move things around within your apartment, but you can’t change the shaft that runs through multiple floors.https://www.instagram.com/11antgmxde/
