Hello everyone,
we are currently planning the living and dining area of our condominium. Construction has not started yet, so we have complete freedom regarding the connections and placement of the kitchen.
The floor plan of the room is somewhat challenging, and I’m not sure if we might be overcomplicating the initial planning. Therefore, we would greatly appreciate any tips on how to best design and divide the space.
The room needs to accommodate: kitchen, dining table, sofa + projector or TV.
Notes on the planning:
- The screen in the center is to be mounted on the ceiling and only lowered when watching movies.
- The table should be pushed all the way against the wall in normal use and only pulled further into the room when there are many guests, so that additional people can sit on the bench. (I have attached one version for 8 people and one for 6 people.)
Do you have any other ideas to make the best use of the space? The kitchen island is not absolutely necessary, but due to the pillar, the use of the room seems rather limited from my perspective.

What I call the “empty sale” bait-and-switch scheme does combine third-party (!) land offers with affordable house models, so you’re correct in assuming that, but it’s by no means only used with shell-and-core houses. The demand for explicit shell-and-core homes is increasing, as is the demand for uncontrolled shell-and-core builds (where the main contractor completes the shell, and the homeowners look for trouble by managing the finishing themselves). How much this is a quasi interest-rate-driven “voter migration” is hard to say.
Unfortunately, whenever someone suggests limiting the living area, it is constantly dismissed as an improper request. The phrase “we need (!) 145 sqm (1560 sq ft)” — mind you, for typical two-bedroom, two-bath families — is still very much alive. People are still waiting for Godot (i.e., after corona / after Putin, construction interest rates will surely go down again soon) and in the end end up taking “losses for nothing” by having to return the land with the building obligation to the municipality instead of realizing their dream within their means. One option would be a shell-and-core house from LivingHome – I’m curious. I think you can give me some tips on what to watch out for during the first meeting.
