ᐅ Floor plan design for a detached house with approximately 145 square meters

Hello everyone,

We are going to build an end-of-terrace house together with a general contractor and have, of course, already planned the floor plans and thought them through accordingly.

The plot measures 10 x 21m (33 x 69 ft), and as currently planned, the maximum available space has been used up, leaving us with enough room for the garden.

On the ground floor, the staircase will be closed off at the bottom and then used as additional storage for drinks or cleaning supplies. The utility connections will also be located in the cloakroom—my wife wanted a separate room so that shoes and jackets don’t always clutter the hallway.

From November, we will be four people, so we have decided to live together on one floor (the upper floor) with our two very small children, as it is simply more practical. A requirement for our master bedroom was the possibility to place a wardrobe 3m (10 ft) wide. However, we are still not completely satisfied with the layout of the upper floor, although we cannot think of any alternatives. The bathroom should stay the same size.

The attic will include a guest room, which will mainly serve as a playroom for the children and me. A large dormer will be added there. Later, one of the older children could move up there, and the two children's bedrooms on the upper floor would be combined into one large room. We both need a home office, so it is designed somewhat larger.

We intentionally moved the technical equipment to the attic because we are building without a basement, which would have meant placing it on the ground floor. That would have significantly reduced the available space there. We will also use this area for the washing machine and dryer, as well as an additional storage room.

Additionally, we will have a converted loft with a height of 1.36m (4 ft 6 in) as extra storage space.

The suggestion is good – however, we don’t mind having the staircase openly designed. This is actually quite common in semi-detached and terraced houses. Also, whenever you want to go upstairs, you’d have to pass through the “dirty” foyer area where guests and residents store their outdoor shoes.

Looking at this layout, I have some questions:


There will surely be a sidewalk in front of the plot. Using parking space 2 would require quite a bit of sidewalk lowering.

You cannot access the garden directly from the street... plants, soil, everything has to be carried through the house or the garden house needs two entrances... which it probably will to accommodate bikes. But then the parking area there becomes less useful. And if the parking space is occupied by a car, it will be difficult to get bikes or other items out.

Living room couch/TV arrangement… it’s about 3 to 3.5 m (10 to 11.5 ft) from the wall to the back of the sofa. The sofa is fully visible from the front door.

The route from the kitchen/patio to the grill area etc. seems quite long.

Where is the stroller supposed to go?

A 10 x 21 m (33 x 69 ft) lot = 210 sqm (2260 sqft) is really not much space.

I tried moving the house further back (about 500 to 550 cm (16 to 18 ft) from the street), angled parking spaces in front of the house, a covered bike shelter and a garden tool “shed.” The waste bins are tucked away and there is a path from the street to the garden.

The main entrance has moved to the south.

The living room is placed on the east side as a retreat area.
Dining and kitchen face the terrace with south and west-facing windows.

There is more than 2 m (6.5 ft) of built-in wardrobe space in the main hallway area. In front of the guest bathroom, there is about 160 cm (5.3 ft) of space (possibly also relocating the washing machine here instead of upstairs in the attic; this could make it easier to hang laundry outside). Otherwise, there is space for bags, sports equipment, etc.
On the other side, there is a parking spot for a stroller which will also be warm when needed. After the stroller phase, this area can be converted into additional closet space, since the attic with its maximum usable height of 130 cm (4.3 ft) in the center does not really provide well-accessed storage.

Under the stairs there is space for storing drinks, vacuum cleaner, etc.

The blue area is for utility connections, which can be accessed either through the guest WC or possibly even from outside.

The upper floor is similar to the original plan, only the bathroom is above the utility room.

The attic is also similar to the original plan, though the building services should be arranged as much as possible on the left side of the roof. This way, some storage space remains available on the right side.

I think it’s about time the OP showed the plot in more detail.

Do the cars actually have to "sleep" at the parents', meaning: are there no garage courts / parking clusters?

Very nice floor plan option!
I also considered moving the house to the east to make room for a parking area, adding a side entrance as well.
A small garden remains a small garden, but this way you get a nice terrace on the south side, with a diagonal offset from the property boundary (sightlines).
However... haha... I find the exterior appearance to be quite uninspiring, reminiscent of the 60s/70s. Not that that era was bad, but visually it could be improved. This critique also applies to the windows.

This is where an architect is essential. The window arrangement alone can completely change the look of a house, even if the interior layout stays the same.
Basically, a design element should be applied that includes the entrance. To do this, more options would need to be explored, perhaps drawing inspiration from the surrounding environment. For example, developing a bay window, highlighting or downplaying it with brickwork. Bay windows are generally allowed in properties with boundary development as long as they are subordinate.
You could also have the upper floor project outward...
