The living room feels cramped because of the fitness room; overall somewhat dissatisfied with the layout but not sure what is missing.
Hallway possibly too narrow? Especially in the entrance area.

Why is the design as it is now? For example:
Because we are building a house attached on the left side, no windows can be placed there, but of course we would like to have windows in all rooms. We can do without windows in storage rooms and pantry.
The staircase is meant to allow continuous access from ground floor to attic without taking up much space. In general, we would like to use as little space as possible for corridors.

What is the most important / fundamental question about the floor plan in 130 characters?
The biggest issue is that we cannot place windows on the left side of the house, which limits room distribution.
We are also unsure if the staircase is the right choice for saving space. We tried to position it so the attic exit is relatively central.

Please separate what is a requirement and what reflects your wishes or needs. To me, the floor area ratio and gross floor area ratio already exclude having two full storeys, so I think that while this might be your preference, it may not be possible under the development plan.

Here, too, I think that while this is your budget limit, it may not be a professional planner’s estimate.

At the moment, I mainly see a couple who focus on weight and strength training and then spend a lot of time watching TV...

I also see the budget as far too tight.

Ground floor
Staircase too small, position not ideal
Wardrobe too small
Long corridor to the terrace feels uncomfortable
Why not move the fitness room upstairs?
Make sure to draw in existing or desired furniture to scale. Consider movement spaces.
For example, allow at least 80cm (32 inches) of clearance between the edge of the table and the wall. Otherwise, you can only squeeze past a seated person by holding in your stomach.

Upper floor
Storage corridor with two doors takes up a lot of circulation space
Bedroom very small. You are always restricted by the bed and don’t have convenient access to the walk-in closet.

Attic? What do you want to do with that space?

Look at the budget carefully; I think many costs have been left out.
Are you really allowed to build according to the development plan / building permit?
It feels like every deficiency was compensated for with more space. It seems unbalanced. The best solution is probably starting over and downsizing.

We were told that we are allowed to build two full stories, and the main house was chosen accordingly. I’ve attached an excerpt of the development plan.

We reviewed all steps with our sales consultant. The price for building the shell of the house (including walls, windows/doors/roof) plus the foundation slab is estimated at €197,000.

I don’t see why a pantry or storage room would need to be generously sized. We measured the space with about 1m (3 feet) clearance in front of the cabinet, and both of us fit comfortably, even with the cabinet door open. The plan was made with 60cm (2 feet) deep cabinets, but more likely they will be 40cm (16 inches) deep, which would free up even more space. We will still try to move the staircase slightly.

Currently, it’s just the two of us, but we want to be prepared in case children are added in the future. We also sleep separately, so the attic is intended as an additional bedroom/home office/hobby room.

How will the 12.42 m (41 feet) extension be connected to the existing 10.04 m (33 feet) house?
