Why is the design as it is now? For example:
Because we are building a house attached on the left side, no windows can be placed there, but of course we would like to have windows in all rooms. We can do without windows in storage rooms and pantry.
The staircase is meant to allow continuous access from ground floor to attic without taking up much space. In general, we would like to use as little space as possible for corridors.

What is the most important / fundamental question about the floor plan in 130 characters?
The biggest issue is that we cannot place windows on the left side of the house, which limits room distribution.
We are also unsure if the staircase is the right choice for saving space. We tried to position it so the attic exit is relatively central.

So, just looking at the ground floor alone, meaning the living, dining, and kitchen area, it feels extremely uncomfortable—nothing really seems to fit together.

Have you spent any time looking at floor plans and checking out plans of typical "standard houses"? I find everything quite chaotic—nothing really seems to work well here.

Are you aware that you have over 100m² (around 1,076 sq ft) on one level? The budget of €430,000 (€430,000) will not come close to covering this, you’re very far from that—just a little side note.

Entrance hall: 2.22m (about 7 ft 3 in) including the coat area might become very narrow... For a 100m² (1,076 sq ft) house, the long, narrow hallway feels completely out of place and poorly planned. The pantry with a 1-meter (about 3 ft 3 in) passage also seems a bit tight, depending on what kind of shelving you plan to install. Overall, the cramped spaces for the pantry and utility room don’t seem ideal. The layout in the guest bathroom looks really strange as well... everything seems to be just next to each other—it doesn’t come together for me.

You really have to be a “fan” of this open-plan architecture—I just find it very odd to sit on the sofa with your back turned to the staircase. The passage from the front door straight through to the terrace door at the back resembles a “hallway”—it completely lacks any feeling of “home.”

The upper floor concept also doesn’t appeal to me...

You mention: DIY floor plan? I would recommend sitting down with a general contractor or architect to review everything from start to finish. They will immediately point out certain “no-go’s” and likely help you in advance 🙂

No, every semi-detached house and terraced house has that.

It’s just a matter of planning.

The staircase is too short, and the narrow corridors behind it are unusable.
Phew, definitely calls for a reset button…

Site plan? Orientation of the house on the plot?

That's about 240 sq m (2583 sq ft) of living space for 430,000 euros? What exactly is included in that price?

Hello, thank you very much in advance for your answers. I have attached the site plan again, which still shows the dimensions as 10.04 x 10.04 meters (33 x 33 feet), but this has been changed to 10.04 x 12.44 meters (33 x 41 feet).

The 430,000 euros come from the construction company and were calculated as a “turnkey” price. However, we decided to choose the shell construction option and plan to do a lot of the work ourselves.

We will try to move the staircase slightly and enlarge it, and make the rooms behind it feel a bit more spacious.

Especially "turnkey" at this price would make me very skeptical. At best, read the construction and performance specifications very carefully and check various threads here to learn about the additional costs that will definitely come your way.

If you have set a budget of 430,000 euros for the entire project, you should really take a close look at it before you have to refinance around 100k more.
