Hello everyone,
We would appreciate your suggestions and ideas on our first floor plan draft.
Please excuse the unprofessional sketches, but we are still at the beginning and have our first meeting with a potential construction company next week.
Zoning plan / restrictions
Plot size: 550 m² (5,920 sq ft)
Slope: no
Site coverage ratio (building coverage ratio): 0.3
Floor area ratio: 0.6
Building boundaries, building line, and setbacks: 3 m (10 ft)
Edge development
Number of parking spaces: 2
Number of floors: 2
Roof type: gable roof
Style: modern
Orientation as shown in pictures (almost perfect north-south orientation)
Maximum heights / limits
Ridge height: 10 m (33 ft)
Eaves height at least 1.5 m (5 ft) lower than ridge height
Homeowners’ requirements
Style, roof type, building type: gable roof house with a high knee wall 2.20 m (7 ft 3 in)
Basement, floors: no
Number of occupants, age: 2 adults and 1 child planned
Space requirements on ground floor and upper floor

Search for “stairs basics” here. That way you can check what measurements are necessary. The staircase, as already mentioned, is about 1 meter (3 feet) too short, which will mess up your entire floor plan. A straight staircase is something you really have to “afford.”
Personally, I wouldn’t go with a knee wall height of 2.2 meters (7 feet 3 inches) unless there is a legal requirement for it. Many pieces of furniture simply can’t fit there anymore. This also needs to be taken into account when planning windows. To put it bluntly, a taller person would have to bend down just to avoid looking downwards.
Edit: I’ll raise the question again whether it even makes sense to discuss a floor plan before the first consultation. Let that go for now and instead write a list of things you would like or definitely don’t want. Then see what the general contractor comes up with...

You won’t be able to place many pieces of furniture there anymore. It also needs to be considered when planning the windows. To put it bluntly, a taller person would have to duck just to look straight ahead instead of looking down. I understand what you mean, but you don’t actually lose that much space. In the attached photo, the knee wall is 2.06 meters (6 ft 9 in) above the finished floor, and with heights of 1.70/1.79 meters (5 ft 7 in / 5 ft 10 in), you can look outside comfortably.

That’s certainly true, but while writing down what’s important to us, you quickly start experimenting with whether something might actually work.

Just look at the door and frame for comparison. With a height of about 1.8 meters (5 ft 11 in), you end up looking at the window frame or straight onto the street. Besides, to get the same window area (for room lighting), you often need to make the window wider, which leads to the well-known “light bands.” To me, it looks like a window from a converted attic in an older building. I wouldn’t want that in a new build. But if it doesn’t bother you…

However, the drawings also reveal that your house plans are too close to standard catalog designs to make it sensible to pursue a fully custom design.
