It was important for us to have the largest possible living room facing the forest with large windows as well as an open kitchen. The rest was planned around this.

The floor plan isn’t bad overall, but I’d probably go for a more elongated house and place the children’s rooms towards the southwest (the forest?). Once you’ve furnished it, you’ll be able to give a clearer impression. I’m curious about how you plan to use that small living room corner.
Regarding the current plan specifically: On the upper floor, the extra recess by the children’s bedroom doors is wasted space. You could reduce the corridor size and enlarge the rooms. Then you could shift the parents’ wall to the right to create an additional walk-in closet. The downstairs WC could also free up some space for a coat area. If you don’t want a shower there, it could be smaller.
I also find the windows way too small. You’re not even living in a city with close neighbors. But please share the new exterior views when you have them. If the children’s rooms face the forest, they could at least get proper windows.Yes, the two of them share a bedroom. We need a bit more space in the master bedroom because of a waterbed measuring 2.4 x 2.2 meters (7.9 x 7.2 feet). Unfortunately, I’m still waiting for the new exterior views.

Is it not possible to get a plan that clearly highlights the plot and specifies the access? What kind of building encumbrances are those?

Regarding the layout, I simply don’t understand why in so many floor plans the sofa is always positioned with its back to the garden. Do so many people really want to sit on the sofa facing a blank wall? Especially nowadays, with flat-screen TVs that can be mounted on any wall or projectors with screens, the traditional wall units with TV space are becoming quite obsolete.
