Why is the design the way it is? For example:
It was important for us to have the largest possible living room facing the forest with large windows as well as an open kitchen. The rest was planned around this.

What is the most important/basic question about the floor plan in 130 characters?

Does the floor plan work as it is, or have we overlooked any essential points?

The house is incredibly large without offering real added value. The 3.20m (10.5 ft) in the living room—what’s the purpose of that corner if you don’t plan to furnish it? What’s the use of the remaining area in the open-plan room that doesn’t really have a clear function?
Is the TV supposed to be viewed from 5.70m (18.7 ft) or 3.20m (10.5 ft)?
Does everything and everyone have to pass through the living room to get something from the utility room?
180 sqm (1,938 sq ft) x 2000€
= 360,000€ excluding painting/flooring, energy-saving regulations, and plastering.
Anything that’s lower will cost you more during construction.
Plus upgrades on top.

Just quickly: Does it have to be a straight staircase, or would a double-turn staircase also be possible?

Sure, our previous attempts with an elongated floor plan have unfortunately all failed miserably. The street to the north is a small private road, with only four other residents besides us, three of whom are only there on weekends. So, there is practically no through traffic. The street to the east is a dead-end that ends directly at our property and the forest. Therefore, there is no significant through traffic either. When the planes are not flying at BER, woodpeckers are the only source of noise.

Should the entrance / driveway be from the dead-end street or the private road? Does it matter?

In the first attempt, the garage/carport was probably placed on the private road. But there will still be a spot for it ;-) .

Access is via the private road at the western end. Unfortunately, there are several street trees along the public road that we are not allowed to cut down. Only a small gate will be installed there.

Anything lower still costs extra during construction.

I will provide the sketch tomorrow. The 3.20 m (10.5 ft) corner in the living room is supposed to be the TV area. A large dining table will be placed between the kitchen island and the TV corner. The piano will go on the wall facing the hallway. I will try to draw it tomorrow.
