ᐅ Experiences and Suggestions for Floor Plan Design?

Hello everyone,

like many of you, we are currently in the planning phase. Maybe you could take a look at our design and share your opinions and suggestions.

The plot size is 660 m² (7,100 sq ft). The living area is currently 172 m² (1,850 sq ft).

I also find the floor plan very nice.
As a tip from me: Check the walk-in closet again with actual wardrobes. For example, if you use Ikea Pax wardrobes with a depth of 60cm (24 inches), it will be very tight between the cabinets, especially with pull-out drawers.
We would also always go through the walk-in closet to the bedroom, with a door in between so that one person doesn’t wake the other if they have different work schedules. Maybe that could be something for you.

Yes, maybe they do, could be.
I’m not saying they should leave them out, just that they should consider whether they want them. They do cost and provide purely aesthetic added value. Their money – their choice.

But the remark is not a negative judgment; no idea where you got that from...

Overall quite nice, but I would suggest checking the following points to see if they suit your needs:

Ground Floor

- The front door area is very tight right after entering, and you almost trip over the stairs. Maybe you could remove the first step or the first step plus landing, and shift the stairs 25 - 50 cm (10 - 20 inches) to the left according to the plan. This would allow a direct passage to the utility room.

- The space for the dining table at 3.30 m (11 feet) is quite tight. With a 1 m (39 inch) table, there is only 1.15 m (45 inches) per side for chairs. It will feel cramped when people are sitting there. Perhaps reduce the distance between the kitchen run and the island, and/or move the kitchen slightly toward the office.

- The lift-slide door and window along the bottom side near the dining table are poorly positioned. It would be nicer if the table were directly in front of the windows, not so off to the side.

- The guest toilet is very small, making it difficult to access the shower. Consider having the door open outwards and slightly enlarge the space downward on the plan. If the utility room were accessible directly to the right after the front door, the guest toilet could be moved forward up to the stairs.

- Wardrobe: Is a 1.50 m (59 inch) wide closet enough for four people? A niche of 1.51 m (59 inches) is not enough for a 1.50 m (59 inch) closet! Better to plan a few centimeters more unless you want a custom-built closet.

- I would arrange furniture in the living room as you imagine it. The only window should not be blocked by the sofa.

- I find the terrace somewhat large on the west side. Personally, I prefer to look out at flower beds, for example in the living room area, and have only a narrow strip for access outside.

Upper Floor

- Reconsider the bathroom furniture layout; the shower partially blocks the window. If it is walled in, it would be visually annoying.

- The walk-in closet is quite small, while the bedroom is rather large. If you plan to divide wardrobes and dressers between the bedroom and the closet, that’s okay. The closet door should connect both to the hallway and the bedroom, in case someone wants to sleep longer.

- I would combine ironing and laundry. Why not have a utility room upstairs with the washer and dryer, and use the space downstairs in the technical room for storage?
