ᐅ Floor Plan Design for Urban Villa with Double Garage

Hello dear forum members,

I am sharing a draft design of an urban villa for discussion.

Facts: flat plot of land, 27 meters (89 feet) wide, 29 meters (95 feet) deep. Street to the west, neighboring buildings on the north and south sides, and a nice view of meadows to the east.
No relevant restrictions in the zoning/building permit plan.

Wish list:
Urban villa, classic white plaster facade, anthracite-colored roof, classic layout with 3 bedrooms (2 children’s rooms) on the upper floor, a walk-in closet, and one family bathroom. On the ground floor, a shower toilet room, and preferably a private office.
Originally planned with a basement, but willing to omit it to save costs, provided there is a large utility room with ample freezer space.
A half-landing staircase with a window to the east was initially favored but later discarded due to time constraints. Open living area with plenty of natural light...
Double garage with some workshop space and direct access from the garage into the house.
Optimal placement of the house with a south/west-facing garden.

I currently have two versions, one with the kitchen on the east side:

Zweistöckiges graues Wohnhaus mit dunklem Dach, Seitenanbau, Zaun, Baum links, grüne Wiese.


Edit: In the east elevation, you can see two odd stairway windows. Please imagine these as a continuous window strip or something similar – my software struggles with the ground floor ceiling and won’t allow a continuous window there.

Hello,
two things:

Calcium silicate blocks for interior walls? For the utility room, make the entire wall facing the hallway from 170mm (7 inches) blocks instead of 110mm (4.3 inches). It doesn’t cost much but greatly reduces the noise from the washing machine and dryer.
And you plan to sleep directly above the technical room? I would avoid that, at least if you intend to run the washing machine and dryer at night.

If you put the technical equipment in the extension, you will have higher additional costs, including for the roof. I don’t see a proportional added value in that. However, you should definitely discuss this with the building contractor.
I can’t judge how the noise from the washing machine and dryer will affect the bedroom. I find some basic objections regarding noise and odors exaggerated; you have to consider yourself whether to soundproof everywhere and maybe even build the 300m² (3,230 sq ft) villa as a protective measure to keep everything separated.

The bathroom: it has a width of 2.40m (7 ft 10 in), which should be sufficient for a straightforward layout. However, you could extend the upper floor over the doorway on the west side again. Possibly only halfway, and then construct the flat roof as a strip? Half a meter (20 in) would be enough. That would give you 2.90m (9 ft 6 in) in width. A utility room window would then just fit or could be made slightly smaller (instead of 80cm (31 in) only 60cm (24 in) wide).
The garage is still missing a door at the rear.
If I have time and feel like it tomorrow (and if my husband allows me ), I’ll work on the 17cm (7 in) wall in the utility room (the room should be enough for the technical equipment) and the open kitchen on the west side. Also, the house up to the 8-meter (26 ft) line and the bathroom...
The suggestions with the staircase from @Karlstrasse won’t work. Also, I don’t need to reinvent the wheel :P

There are many other approaches I’m mentally running through. However, either the upper floor with the eastern-facing bedroom won’t work, or another problem arises.
But now I’m stuck with the open-plan room and the staircase because that was the wish.
By the way, the garage is just under 6 meters (20 ft) wide; I just had to work with a gap between two buildings.

Hmm ... I really don’t like the version with the kitchen in the west; the kitchen layout feels too cramped there.
Regarding the ground floor:


Here are my concerns:
  • The arrangement of the stove and the adjacent wall narrows the walkways. The sofa position opposite the TV wall leaves too much distance. Therefore, I would place the sofa towards the upper side of the plan, and the fireplace wall towards the lower side. The fireplace can be set away from the bottom wall. This would also allow for a larger window on the south side at the bottom.
  • In general, the garage should be reconsidered, especially regarding storage for bikes and similar items. I’m not a fan of direct access from the garage to the utility room.
  • For the kitchen, I would plan it in three blocks: built-in tall cabinets along the upper side of the plan, then a terrace door to the right, followed by a kitchen counter and an island. This also allows for an eastern terrace, ideal for breakfast or a cooler place to sit in the afternoon during summer.


Upper floor:


If the office is also to be used as a guest room, 200 cm (79 inches) depth is not sufficient. I would rather go for 220 cm (87 inches). However, this would make the corners of the children’s rooms near the entrance look awkward. The storage room is only 168 cm (66 inches) wide, which isn’t very generous but could work. You would just need to carefully consider what absolutely must be stored there.

Good morning everyone,

@kbt09, the ground floor plan you just showed has the kitchen on the east side. Wouldn't it be better to switch the kitchen and living room? Or what objections do you have to that?

For example, I know from my parents' house, which has a garage approximately 8 m (26 feet) long and 6.75 m (22 feet) wide, that there was always room for bikes next to the cars or near the workbench.

Regarding the upper floor, you could perhaps make the children's rooms larger and combine the storage room with a home office/guest room. That way, there would be space for a closet for supplies as well as a vacuum cleaner or other items, and a desk/guest bed.

Maybe it’s necessary to move away from the current wishes and allow some open thinking to improve the overall design. For example, a different staircase variant or placing it somewhere else. But perhaps the living area could be designed in a similar way… *looking around thoughtfully*
