Hello everyone,

We are currently planning a townhouse for the plot of land we purchased. We would appreciate your feedback, improvements, or suggestions regarding the floor plans.

Why does the design look like it does?
Since our children are older, we wanted to prioritize giving them large rooms. Due to the slight slope on the site, a basement with a separate apartment made sense. This is where our older son would have his own space. Our daughter would have her room on the upper floor. We wanted the living room to be large and open.

We have a family member (father-in-law) who runs a civil engineering company, so we expect to get the earthworks and landscaping done at a relatively low cost.

You build a house of over 200m² (2,150 sq ft) and still have to make compromises because of a load-bearing wall during the planning phase. I'm going crazy.

It’s not a bug, it’s a feature: having a bathroom one floor up might be the most effective way to prevent your son from becoming a full-time dependent living at home—and in such a large resonance room next to the master bedroom, the daughter’s partner will have to be a master of quietness.

Before continuing the discussion about floor plans and room layouts, it should be made very clear to the OP that the planned budget for this house size, including the basement, additional construction costs, and garage, is at least $100,000 too low.

I’m quite puzzled. So the son has already started a 3-year vocational training, right? By the time your house is ready to move in, at least another 1.5 years will probably pass. You are planning a (quite dark and probably rather uncomfortable due to its size) huge room for your son, who might only live with you for another 1.5 years? That seems like a big waste of money. It would be better to use the money elsewhere or at least build a proper self-contained apartment that either your son or daughter and their partner could live in, or that could be rented out to tenants.
And if you want a kitchen island, design the kitchen so that a kitchen island can be installed… that is the main advantage of building a new house: you can plan the rooms according to your preferences!

Is the existing building being discussed here, or is this about the planning of a design?
Dear original poster: Drafts are intended to be changed during the planning phase.
What do you want to have discussed here if you see the design as set in stone?
What exactly are you asking from us, if every suggestion a) about the reasoning behind an incomplete “granny flat” or b) about the impracticality of narrow “tube-like” rooms is ignored, and kitchen furniture is the only thing you consider worth changing?

How far do you live from the construction site? Do you have anyone else who is familiar with building work? Sorry, but reading this thread, I do have some concerns about self-managing the build without any site supervision or construction management...
