Hello dear forum,

we are planning to start building our house in 2018 and already have a first draft of our floor plan.
We want a single-story house of about 160 square meters (approximately 1,722 square feet) with a pitched roof and a glazed gable front in the living area. The plot is 2000 square meters (approximately 21,528 square feet).
There will be 4 people living in the house, with both parents working full time. The house is surrounded by fields on the north and west sides. To the south, there is a street with fields beyond it, and only to the east does the plot border a neighboring property. For this reason, the living room gable faces northwest.

I look forward to constructive criticism and hope for possible suggestions for improvement, as we have had little experience so far.

Best regards

Hello, I don't quite understand how the multipurpose room is supposed to be furnished; it looks quite awkwardly shaped to me... Is a shower planned in the small bathroom? (I would definitely want to have two showers with two children)

I have attached a picture for the furnishing.

We deliberately decided against a second shower, so there is only space planned for one toilet.

Some things come down to personal taste. A fireplace in the middle of the room wouldn’t be my choice. In my opinion, the living room, dining area, and kitchen have too much glass and too little wall space for placing cabinets. A second shower would be useful. Keep in mind 98 cm (39 inches) doors; in a bungalow, you can live on one level until just before needing nursing care, so wide doors are great for walkers and similar aids.

Thank you for the responses so far and the tip about the doors, even though I’m not quite ready to think about that yet 😉

Is there anything else that might be a design mistake or something that has been overlooked?

First of all, a warm welcome to the house building forum.

For an assessment, please read the post I pinned in the subforum and fill out the questionnaire. Even more important are the site plan and north arrow, as well as your reasons why, for example, the bathroom feels more like a ballroom, the bedroom is a walk-through room, and the children’s rooms are located near the visitor entrance.

Why does the walk-in closet have no window? Why is the kitchen facing the couch, what is the cooking direction, and why does the kitchen have no exit to the terrace? Why is there no partition wall behind the couch that provides enough separation?

Measurements are also needed to compare sizes. The doors look too narrow, and the windows too small to me.

The fireplace is shown, but the stove is missing.

Where is the house’s technical equipment supposed to be located?

Are you aware that corners, edges, and slanted walls can significantly increase the budget?

Best regards
