Hello everyone!
Here is the floor plan for our timber house in Hannover.
There are four of us aged 43, 34, 1.5, and 0.1 years at the start of construction. ;-)
We might consider making the bathroom a bit larger by reducing part of the guest and study rooms. I need a study for about 2 to 3 hours a day to work, but it doesn’t have to be a formal office. I know the square meter numbers are hard to see. Cell phone photo. Children’s room 12.9m² (139 sqft) – kitchen around 12m² (129 sqft) – living room 48m² (517 sqft). The space on the left in the bathroom is planned for a sauna...
Alright, feel free to start with the feedback… I’m looking forward to it.

The photo is too blurry to make out the room dimensions.
I would find it inconvenient to have to pass by both children's bedrooms right after entering. If the children need to go to the bathroom, do they have to go through the master bedroom or use the small shower-toilet?
Personally, I'm not a fan of having the sofa in front of or next to a floor-to-ceiling window. In your living room, I’m not really sure where a cabinet or TV would fit. There is space next to the planned stove, but placing a cabinet directly against it is not an option. However, since no measurements are visible, I can’t tell whether only a 20-inch TV would fit on the wall or if a 60-inch TV could also fit without problems.

I am rarely shocked by floor plans. However, today is an exception!
The children’s rooms are located in a hallway area with a tiny shower-toilet on 12 sqm (130 sq ft).
I can’t tell how large the rest of the space is, but this wouldn’t work for me. If you have guests for an extended period or late at night, the children would be disturbed again. And seriously, you can’t really expect to install a shower in that bathroom!
I would rather move the living area and office to the front and place the bedrooms along with a large bathroom at the back.
However, having the bedroom and dressing room on the south side isn’t ideal either.
Maybe consider relocating the entrance and swapping the living area with the parents’ quarters.
Basically, design everything more in an L-shape!
I find this floor plan absolutely unsuccessful and unsuitable for families with small children! Sorry 🙁

I should perhaps mention that we don’t have any more space available for building than this. It is a special situation. We have 700 square meters (7,535 square feet) with a floor area ratio of 0.3, and in Lower Saxony, unfortunately, roof overhangs are now included in the calculations. The driveway will be located to the left side of the house. There is no alternative way to arrange this. However, the plot is nicely landscaped and no one can look into any of our windows.
