Hello fellow home builders,

I have been looking forward to this moment for a long time. The floor plan is about 90% finished, and I’m excited to share it here. I’m really curious about your opinions. You tend to keep tweaking things on your own, and since we don’t have many home builders among our friends, we really appreciate the feedback from this forum. Thanks in advance!

Development Plan / Restrictions
Two parking spaces in a garage are required. The other half of the semi-detached house is already built.

What do you not like?
- Garage: Two garages are required. We have a Tiguan and find the garage too small. A double garage would be a pity as it would block daylight entering the living room. Therefore, we decided on a garage with a carport. Any other ideas?
- Kitchen windows are unclear. We are considering either a corner window or keeping it as is but making the window on the right between the kitchen island and the kitchen units floor-to-ceiling. The downside is the visibility from outside (pedestrians, etc.).
- Attic: Should it be an open space or two rooms – guest room and office?

Note: I slightly modified the doors on the upper floor with my modest Photoshop skills (angles). We plan to pass this change request to the designer. The exact angles are approximate. I hope it’s clear what we mean.

We are still working on the preliminary floor plan. @ypg definitely gave us some valuable insights. Thanks! Quick question: Should we go with your left floor plan, and if we decide to have a door in the shower, it could be tricky with the pre-wall installation (or whatever it’s called) where the laundry chute is located. Are there any solutions for that? We’re visiting the show home exhibition again tomorrow.

One more quick (probably really basic) question for you: How final is the floor plan actually?
>> What if later we want to move a window, for example by half a meter (about 1.5 feet), or have the bathroom partition wall in a different place? Is the floor plan binding once the connections are fixed, or is there still flexibility then? Man, I really still need to get my head around this house-building project.

I share a similar view to the others here. People often shower in the evening or early morning (at least we do), so there is usually no natural daylight anyway, especially not in winter. I would generally place the toilet closer to the door as well.

I would go with the one on the right!!!
The one on the left was my first thought, but then the right one grew on me.
Overall, I really like it.
I would find it very good for myself. Many people have issues with the toilet next to the bathtub, but I see a toilet seat and a cozy corner for bathing 😉

Maybe a quick note beforehand.
Since our bathroom is still quite a bit smaller (9.x m² (97.x sq ft)) and we didn’t want to fully enclose it with a high wall, we planned the partition between the shower and bathtub to be half-height and wanted to install a glass panel flush on top at ceiling level. Through my uncle, we could have gotten the glass at a low cost. After the first shower tests without the glass panel, we completely decided against installing it.

Would it be possible for you to also send me the pictures? I actually think the idea isn’t bad at all, and my wife really likes it.
That would definitely help us a lot, as we’re currently stuck and considering how we might expand the bathroom. Of course, it would be perfect if it’s possible without doing so.
