Hello dear house building forum,

I registered today because I applied for a building plot in my community and I am hopeful to get it.

Plot size = 700 sqm (8,900 sq ft)
Slope = No
Floor area ratio = 0.4
Floor space index = 1 story (bungalow - no basement)
Building window, building line and boundary = Building boundary according to § 23 Land Use Ordinance (garage on boundary, house set back 3 m (10 ft))

Number of parking spaces = 2
Number of stories = 1 story (bungalow)
Roof type
Style = Gable roof
Orientation = South
Maximum height / limits = 6.5 m (21 ft)

Homeowners’ Requirements
Style, roof type, building type = open, gable roof or hip roof, bungalow
Basement, stories = No
Number of people, age = 2 people, 40 and 38 years old

What is the most important / fundamental question about the floor plan summarized in 130 characters?

I want to minimize square meters wasted on hallways and use the bungalow’s space effectively.

Here is another photo taken from the road (doesn’t look quite as dramatic).

There isn’t much topsoil available. Below that is the bedrock slab. Is that good or bad for a bungalow on a slight slope?
A few centimeters (cm) of soil will be pushed aside, then a capillary-breaking gravel layer (about 60cm (24 inches)?) will be installed. After that, I plan to bring in soil to fill up the garden area.

How many houses have you built yourself? I mean from start to finish, doing all the work on your own.

In general, I think it’s great when the homeowner is a hands-on person. But a whole house is truly a major challenge. It’s easy to overestimate what you can manage. The main issues are usually lack of time, breaks due to injuries, and at the top of the list: exhaustion, especially if you also have a job.

Maybe a shell house (or DIY finish home) could be a practical alternative. I believe that even a standard design from a manufacturer would already be an improvement. 😉

Building on a slope makes the project even more difficult, both in planning and budget. Without a professional, I see this as very risky.
