Hello dear house building forum,

I registered today because I applied for a building plot in my community and I am hopeful to get it.

Floor space index = 1 story (bungalow - no basement)
Building window, building line and boundary = Building boundary according to § 23 Land Use Ordinance (garage on boundary, house set back 3 m (10 ft))

Number of stories = 1 story (bungalow)
Roof type
Style = Gable roof
Orientation = South
Maximum height / limits = 6.5 m (21 ft)

Homeowners’ Requirements
Style, roof type, building type = open, gable roof or hip roof, bungalow
Basement, stories = No
Number of people, age = 2 people, 40 and 38 years old

What is the most important / fundamental question about the floor plan summarized in 130 characters?

I want to minimize square meters wasted on hallways and use the bungalow’s space effectively.

Hello Hanghaus,

Yes, it should look like in your PNG image. The 827 m² (8,900 sq ft) will actually be smaller – everything is still being measured and not finished yet. According to the local authority, it will be around 700 m² (7,535 sq ft) because the plan is still changing a bit.
The garage can be built on the boundary. I’m not sure when a slope is officially considered a hillside, but the plot does have a slight incline. I would say from the street (highest point) down to the hedge (lowest point) the drop is maybe 1 m (3 ft), max 1.5 m (5 ft) over the entire length.

@ypg but you can read a lot into the phrase "I can help myself".... I’m a bit more experienced than just "going to Bauhaus."

Then the contour lines are probably spaced 1 meter (3.3 feet) apart.

I looked online for a nice floor plan.

Yes, the contour lines are always 1 meter (3 feet) apart. On the east side, there is a 3-meter (10-foot) thick hedge. Beyond the hedge, there is a 20-meter (65-foot) rock slab, and then the terrain drops off steeply about 20 meters (65 feet). Below is the old village center with the church, village square, and so on.

I live just a stone’s throw away from the construction area and want to build cost-effectively. However, I am not sure if a house made of brick, beams, and, for example, thick sandwich panels on top can meet the KfW 55 standard. I want to keep the technology simple and affordable — air-to-air heat pumps and tankless water heaters — no smart home stuff, I don’t need any of that. I don’t mind working a few hours after work or on Saturdays. I have always been a village person, and that’s just part of it.

Plot #3 is not very suitable for a bungalow due to an approximate 12% gradient.

Yes, I can easily imagine it the way you’ve planned. The plot definitely loses a few meters along the long side. But everything still needs to be surveyed and divided.
