I registered today because I applied for a building plot in my community and I am hopeful to get it.

What is the most important / fundamental question about the floor plan summarized in 130 characters?

I want to minimize square meters wasted on hallways and use the bungalow’s space effectively.

Building a house on rock that you only plan to move into in twelve years (i.e., "after the kids") is already quite unusual, although your rough calculation has at least become more understandable (but unfortunately still not workable!). The house is supposed to be heated by decentralized tankless water heaters and split air conditioning units. You are a layperson but have specific building materials in mind that you want to assemble with (a lot of) divine help—good luck with that. But thanks for the entertainment; someone with house-building experience is still missing in the comedian scene here ;-)

Thank you, ypg, for the first constructive response.

Regarding the floor plan – okay, I will discard it and have a new one designed. Of course, I will involve the local construction company.

I really don’t understand why the house is supposed to cost over 300,000. Where do these huge costs come from? I can help myself with installing the shower, laying tiles, fitting the kitchen – I have done all that before. Three months ago, I installed a photovoltaic system (4 kWp) on the roof, connected it with a certified electrician – done. It did not cost more than 3,500€. It’s not rocket science and is affordable with DIY.

The split air conditioning and heating system is cheaper compared to an air-to-water heat pump. I would only build an open roof truss if using sandwich panels (220 mm (8.7 inches)), since the insulation is included in the panels (excellent U-value).

The house we currently live in (fully paid off) will of course not be sold; it’s perfect for families (maybe one of the children will want it). My wife and I want to downsize as we get older. The budget upwards is also flexible.

Is there a site plan of the property showing the north arrow and dimensions? Ideally, it should include neighboring buildings and the street.

The road in the building area was just paved last week, and the size specifications of the plots are no longer accurate (they are becoming smaller). North is currently pointing straight up. Plot 2 would be the preferred choice. The plots still need to be precisely surveyed. Therefore, there are no neighbors yet.

Is the garage allowed on the boundary? Then definitely place the windows facing east. Even better, add a door.

Your statement that there is no slope is probably a bit optimistic. I see contour lines, but unfortunately, no numbers are shown. Is there a larger section of the zoning plan available?
