The focus here is not on the plot or the potential positioning of the house, although of course, that will be important for the final decision if this provider is chosen. From a purely technical construction perspective, both options would initially be possible on our preferred plot.

From a purely visual standpoint, I prefer the Aura. This is partly because of the red “feature,” which is not a standard colored render and would need to be paid for separately. (What do you estimate this special plaster will cost...?)
The living area of Signum would offer us 152 sqm (1,636 sq ft), Aura 158 sqm (1,700 sq ft). That seems fairly insignificant to me... So purely in terms of living space, I don’t find the additional 26,000 Euros (about $28,500) very “justified.”
We are two adults, have two small children, the third child is not yet decided, we definitely need an office, and a guest room is nice to have. The guest room on the ground floor would likely often be used as a playroom. We are currently not planning a basement. I want the kitchen to be closed off; according to the provider, that would be possible in both houses.

Regarding the walk-in closet, I’m not sure if we really need something like that. It’s definitely nice to have if money and space were no object. But so far, a regular wardrobe has worked fine... Our next bed will definitely have under-bed storage, which will relieve the wardrobe even more. I wonder if we might use the planned walk-in closet as a sauna instead? Or: Is 6 sqm (65 sq ft) enough for an office? As long as there’s space for a desk + chair and a large shelf (preferably tall rather than wide), that’s enough for me. I will be the only one using the office. Then maybe the children could use the room planned as an office upstairs for themselves and their toys?
Do you think the Aura house is noticeably brighter than Signum because of this panorama dormer window or whatever it’s called? Lots of light is, of course, nice...
Or do you find the price difference between Aura and Signum for the same basic features rather unjustified?

But there were also planning reasons; we had very long hallways and circulation paths. Then there were considerations about adding a second dormer for aesthetic reasons. In the end, we scrapped everything completely and had a new plan drawn up from scratch.
