Hello dear members,

After a long time of quietly following the forum and officially reserving our preferred plot, we are now venturing into planning our urban villa. We have drawn inspiration from many catalog floor plans and sketched extensively on paper. The result is a design we are reasonably satisfied with. We would now like to have it reviewed by you to understand what works (or doesn’t).

First, the questionnaire:

Who designed it? do-it-yourself
What do you like most? Why? Our space requirements are met. Front entrance centered.
What do you dislike? Why? We are unsure if the upper floor works as planned. To make the fitness room functional in size, we had to move walls and reduce the upstairs hallway. Could this result in too little natural light on the upper floor? Also, we are uncertain if the utility room is adequately sized.
Preferred heating system: air-to-water heat pump + controlled mechanical ventilation

If you had to give up, which details/ additions would you omit
-could you give up: pantry, door from utility room to garage, straight staircase (even though we like it for being easy to use and providing storage underneath)
-could you not give up: fitness room, two children's bedrooms, office

Why is the design the way it is? For example,
What do you consider particularly good or bad about it? See above. We have included all the required rooms but are not sure the upper floor layout works. We also have concerns about storage space.

Regarding orientation, the plan is to position the house as close as possible to the street (northeast) to maximize garden space in the southwest.
Enough said: we look forward to feedback from the lions’ den. ;-)

About the floor plan:

Let’s take the example of the walk-in closet: where do you want to place a wardrobe? Do you see the problem? It’s the door! The door doesn’t leave any space behind it for bulky furniture or wardrobes. That would be valuable storage space! This mistake is repeated in every room. As a result, the rooms are not used to their full potential. It really involves more than just drawing walls, installing doors, and adding numbers.

The kitchen is almost impossible to furnish. Apart from the fact that the pantry becomes very narrow. The overall room ratio in relation to the rest of the living area is off.

Storage: yes! ... is being discussed. Is storage supposed to be created under the stairs? Blocking it off? Is this meant to become a narrow hallway or ...?
A cloakroom for 4 people? Seasonal clothing?

Since you don’t have any special requirements, I would recommend finding a functional standard floor plan and adjusting it slightly if needed.

We are a bit shocked right now, but still appreciate your honest input.

Understood. On the other hand, the kitchen currently has "only" 9 sqm (97 sq ft), but that doesn’t mean it wouldn’t be possible to furnish part of the dining area with a kitchen island, right?

Yes, the plan was to build the stairs closed off in order to use the space underneath for storage. The “wardrobe” is, of course, only for frequently worn clothing. But isn’t that a common issue in any Flair 124, right?

We actually didn’t want to throw everything away and start from scratch. Which standard floor plan do you have in mind that would cover our spaces?

I’m not familiar with your walk-in closet, but in my opinion, the 22m² (236 sq ft) bedroom and dressing area are already quite generous, though not very easy to furnish. With better planning, you could definitely create more storage options in less space.

A straight staircase looks beautiful. However, I find it quite difficult to implement in square floor plans and space-consuming, as you almost always face the problem of lighting on the upper floor. For example, a wall-supported U-shaped staircase has its advantages, since it usually leads to a more central position in the house and you can bring in natural light through a stair window.

I would say it’s possible to fit the desired rooms within 180m² (1,938 sq ft), but significant optimization will be needed. Whether you can do that with a straight staircase is questionable. If you decide to change it, that means starting from scratch again.

It might also make sense to reconsider the entrance area. Maybe it would be better to access the house from the garage side rather than the street side. For example, a U-shaped staircase with a landing oriented to the northeast could connect the upper floor.

What kind of sports will be practiced? Are the ceiling heights sufficient?

You can see for yourself that the straight staircase takes up about 25m² (270 sq ft) of hallway space. That’s enough room for a nice living room!
I would also switch to a staircase with a landing, as it gives you more flexibility in room design.
I have a straight staircase myself in a city villa, but in hindsight, I would also choose a staircase with a landing.

This won’t get us anywhere! Try furnishing everything and see what you can actually fit and how. You have already been advised to do that.
Start by sketching tall and upper cabinets in the kitchen plus an island (even if it’s in the dining area), then add cabinets in the walk-in closet.
Feel free to use pencil on your drawings. Or in your digital plans, but please use real dimensions.

What does the house have to do with the Flair 124? Whoever builds the Flair 124 doesn’t have the same requirements you do.

Thanks for the suggestion. We had already considered that. We definitely wanted the entrance at the front center, and couldn’t find space for a landing staircase because that would mean losing a room on the ground floor... Maybe we are thinking too narrowly.

The Flair 124 also has 2 children's rooms, so 4 people and therefore quite a lot of clothing to fit into 125sqm (1345 sq ft) of living space. But you’re right, that comparison doesn’t really help us.
