I need a bit of help with my floor plan – feedback, tips, suggestions – anything is welcome!
I’m having a city villa built through a general contractor (10.25 x 9.15 meters (33.6 x 30 feet)). They already have a standard floor plan, but I don’t like it. Here are our wishes:
It’s almost impossible to fit all this into 140 sqm (1507 sq ft), so I need someone who understands floor plans better than I do. My biggest problem is the layout of the bathroom as well as the staircase (this will be a quarter-turn staircase, 16 steps, 19.5 cm (7.7 inches) riser height, 26 cm (10.2 inches) tread depth). Maybe too steep? I’m leaning towards adding a bay window at the entrance so that, because of the length of the staircase, there’s more space left in the living room – or even to increase the living area completely?

I think a ceiling height of 2.75m (9 feet) is excessive for a 140m² (1,507 sq ft) house. It’s a rather small house. Raising the ceiling disproportionately doesn’t make it feel bigger. On the contrary, the staircase requires significantly more space to cover the greater height. In my opinion, a good size would be between 2.55m and 2.60m (8.4 to 8.5 feet) clear ceiling height. The staircase would then be about 2.90m (9.5 feet) high.
I don’t consider a gallery in the entrance area impossible. The question is whether it would really deserve the name in a house this size. What you have drawn is not a gallery, but more of a viewing opening. I think it’s nonsense to accept the disadvantage of no longer being able to access the windows on the upper floor for that. Besides, it doesn’t look good, if you ask me.
A gallery needs space to have an effect. I still see possibilities on the ground floor, but it gets tight upstairs. With 3 bedrooms, a bathroom, and a dressing room, there is hardly any space left at 140m² (1,507 sq ft).
If we knew more about the plot, maybe we could figure out some options.We currently live in a 90m² (970 sq ft) rental apartment with a clear ceiling height of 2.75m (9 feet) and we don’t want to give that up. Also, our house will have a living area of about 45m² (484 sq ft), and I think a 2.75m (9 feet) ceiling height is better for that. I understand that the staircase needs more space and unfortunately that can’t be changed. The gallery was originally a wish, but I realize myself that it wastes a lot of space—unfortunately!
With all due respect: you were asked to provide a site plan.
The plot must be quite "unique" for the bathroom to be placed in the southwest while a child’s room only gets a north-facing window.
Sleep on your floor plan overnight and then reconsider, for example, the width of the toilet area on the upper floor or how it might feel to sit on the couch in the middle of the room with your back to the door. Or more generally, how comfortable a living room with only north-facing windows will be.

Obstlerbaum9 Oct 2018 21:01A classic case of North fixation. At least no mezzanine and straight staircase. Storage space free despite the absence of a basement seems ambitious to me...

I cannot mirror the floor plan. If I orient the bathroom towards the north and the bedroom towards the southwest, the bedroom will face directly onto the street. The same applies to the living room. Every time someone comes to the front door, they could look straight into the living room. I don’t want that. The sofa can be moved; it’s not fixed in place. Adding more windows will be difficult. The garage is planned on the west side of the living room wall. What is wrong with the width of the toilet area?
