now I’m finally brave enough to share our project in the lion’s den.

Other wishes / special features / daily routine, also reasons why certain things should or shouldn’t be: open living/dining area as the focal point, TV corner relatively small and therefore cozy, fireplace, office on ground floor facing the garden, straight closed staircase made of solid oak, gallery and open space on the upper floor, children and parents separated on the upper floor, walk-in closet definitely not a walkthrough room; rather some kind of walk-in wardrobe instead.

Origin of the design: based on "Herb" by Baufritz, own planning in cooperation with general contractor and forum users
What do you especially like? office facing the garden, breakfast and evening terrace, open living and dining area, fireplace as room divider, gallery on upper floor and open space above the entrance area on ground floor, separated areas for children and parents
What do you dislike? Why? everything great
Cost estimate according to planner: 682,000 (house 505,000, additional building costs 59,000, land 69,000, other costs [including kitchen and outdoor facilities] 49,000)
Personal budget limit for the house, incl. fittings: 700,000 All-In
Preferred heating technology: air-to-water heat pump with split system and underfloor heating, controlled ventilation system

You’d have to read everything again. Give me half a year, then I’ll share something about the pipe in the hallway 😎:p
Where is north?

Construction started 02/2022 (now earliest 04/2022 due to COVID)... so you have some time 😉

The upper left corner is roughly north. For the wind rose, see my initial post #1

Don’t be confused by the 90-degree rotation of the garage (the driveway changed again). 😉

I also feel that the hallway is a long space with a lot of surface area, and I believe that having a straight staircase brings certain implications, especially on the upper floor. Initially, we also wanted a straight staircase, but by now we’re glad we changed our minds. It’s usually not the shape but the quality of craftsmanship that makes a staircase more or less attractive. This is particularly relevant right now, as we decided on our staircase and placed the order just this afternoon.

The area between the dining and living rooms feels like an empty space that is difficult to use. The dining table and kitchen seem a bit cramped.

The bedroom on the upper floor has THREE doors, which would be too distracting for me.

#1 says: 6-8 dining seats.... where are they located in the floor plan?
From the sofa, you can hardly see the fireplace; it is only visible when walking to or from the living room.

I can’t see any real difference from the first floor plan.

The "Herb" measures 12.5 x 8.5 meters (41 x 28 feet), while here you basically have a square, so something quite different.
I took a look at the "Herb" floor plan... what exactly did you "improve" on it?
