I would move away from the square floor plan and embrace asymmetry even more consistently. The bathroom has plenty of open space.

Just a quick skim…
  • Cloakroom (as you say) is missing. You could install one on the wall next to the inward-opening bathroom door, but that wouldn’t be nice or spacious.
  • The door to the kitchen is very awkwardly placed.
  • Dining table space is very limited.
  • Upper floor: shift square meters from bathroom/hallway to bedroom/kids’ room.
  • I would choose a different staircase.
  • Storage areas/rooms?

The drawing clearly indicates the following: one driveway per property, grouped in pairs at the corner, and the building line starts just 6m (20 feet) from there. So, I don’t see how a parking space requirement can be met between the street and the building line.

Thank you for your questions, it was clear that some information from my side was still missing.

We are not particularly attached to the square floor plan and are ready to change it immediately if some good ideas encourage us to do so.

We can also do without the door to the kitchen and most likely will.

The placement of furniture, kitchen, and items is by the draftsman, as is the bathroom layout. So please don’t take those as final references; I should have mentioned that in the initial post. For the dining table later on, a much larger one is planned (first ideas are around 1 x 2 m (3 ft 3 in x 6 ft 7 in), since the family is not getting any smaller).

Which staircase would you choose? Would you place it somewhere else?

We have already thought about storage spaces and are a bit unhappy about them, mainly because there are not enough.

The plot dimensions are 18.5 m x 34 m (61 ft x 111 ft).

The development plan says the following about parking spaces:
"Parking spaces and garages are not allowed in building zones outside the building boundaries and building lines along traffic areas. Parking spaces may be exceptionally permitted in general residential zones WA 1 outside the building boundaries along traffic areas if access is secured and there are no conflicts with green-landscape regulations."

We will park the cars next to the house, on the side of the utility room.
