Hello! We already have another plan shared in this forum, but we are considering changing from a straight staircase to a spiral staircase.

What do you think about my design?
Is there enough space for the pantry behind the kitchen?
How do you find the room sizes?

So, the carport will probably have a single-pitch roof, but we are not yet sure if the terrace roof will be the same.

What do you think about the room layout in general?

Especially the kitchen and dining area?

Do you think we are too close to the neighboring property on the east side? Since the kitchen and dining room are located there?

How far do you think we can move the entire house towards the west?

What do you think about the width of the entrance area?

Honestly, I can’t really assess it because the plot is shown isolated by itself.
Otherwise, it looks quite good—nice and clear.
The hip roof feels a bit excessive to me, but tastes differ.
Consider adding a washbasin in the guest toilet.
The bathroom doesn’t offer space for drying off or applying lotion. It seems like you would be in each other’s way.

You have planned a fireplace in the living room. Will it be a panoramic fireplace acting as a room divider, so, for example, you can enjoy it while dining at Christmas?

Then it will be adjacent to the bathroom window. That’s why I suggested extending it to a gable roof at the front area, where it is twice as wide.

I would suggest green flat roofs for both the carport and terrace, but I’m not sure how well that would fit with the hipped roof. I like the room layout, especially on the ground floor. For the kitchen, I would skip the barstool/counter combo and instead design a generous peninsula. What’s the point of a counter when the table is only about 1m (3 feet) away? The storage area behind the kitchen could be made a bit narrower to increase the distance between kitchen and dining area. But of course, that’s a matter of taste.

Whether the house can be shifted to the west depends on the carport and the required setback distance from the property boundary. If allowed, you can move the house slightly west, but in my opinion, it’s not a crucial factor.

The entrance area width is sufficiently wide.

You could design the fireplace as a three-sided fireplace and move it far enough to the left side of the plan to create a suitable passage, so you wouldn’t need the sliding door. The area to the right of the fireplace could then be used as a cozy nook.

I would recommend making the doors from the entrance area to the kitchen and living room simple openings without doors. I’m not a fan of doors myself, but that’s also a matter of taste. All the doors in the plan are shown as 2m (6 ft 7 in) wide, which is too narrow!

There is a neighbor on the right side according to the sloped layout of the plot, and another neighbor at the top of the plan. To the left is the residential street and at the bottom an emergency access road.

The sink is included in the guest toilet but just not drawn in. The bathroom is intended to be a T-shaped bath if space allows; if not, we will change that. Hopefully, the bathroom planner will help us with this.

Yes, that’s exactly what we’re thinking. The sliding door was just drawn by the planner to show that the area could be separated if needed.

Yes, we’re just worried that the dining room and kitchen will be too close to the neighbor’s property, so we might be observed while eating 🙂

How could we move it further to the left? I think that would cause issues with the fireplace location on the upper floor, right?

Yes, we probably want wider doors with glass sidelights or something similar to brighten the hallway. We definitely want doors inside though; otherwise, it feels too open for us.

The doors will also be built taller; it’s just that the plan currently shows standard door sizes everywhere.

Thank you for your help—your opinions really help us since we’re not very decisive ourselves...
Do you have any other suggestions?

What do you think about the window sizes and the size of the terrace cover (we are considering 4 x 8 m (13 x 26 ft))?
