What is the most important/basic question about the floor plan in 130 characters?

Are we overlooking anything fundamental? What changes should we make? Is a narrow corridor a big issue?

The carport is planned as a double carport on the south side adjoining the recess of the utility room. It is intended to be 5.5 m (18 ft) wide x 9 m (30 ft) long, including a storage room with a length of 3 m (10 ft). Is the planned width sufficient for two cars side by side assuming no SUVs? We plan to use a station wagon like a Skoda Superb and a small car such as a Mercedes A-Class or Toyota Leaf.
The carport positioning is planned as follows:

The house itself would be pushed fully to the eastern building boundary to maximize the western garden area.

The current floor plan from the architect looks like this:

We have already considered some optimizations.
Central to our considerations is adding a second recess on the north side where the living room is, measuring 1 m (3.3 ft) long and 4 m (13 ft) wide, and including a laundry room on the upper floor to house washer and dryer.
This would allow reducing the size of the utility room on the ground floor significantly. We would shorten the utility room by 0.7 m (2.3 ft), leaving about 9 m² (97 ft²). The freed-up space would benefit the guest WC, guest room, and living room.

In the kitchen, we would like to extend the pantry fully along the wall and place the kitchen before it. We have tried to mark our ideas on the floor plan:

Is the kitchen large enough for a household of 3 to 4 people? An island solution will probably be difficult to realize, right?

Upstairs, the gained space from the recess would be used for the laundry room. In the plan shown below, we placed the study next to the laundry room; however, we have reconsidered and now prefer to position the work corner where the storage space currently is. The work corner doesn’t need much space, primarily just a desk about 1.60 m (5.2 ft) wide. If there is room for a small cabinet, that’s nice but not essential. Where we marked the study, we would instead plan a walk-in closet. Unfortunately, we have not found a better location for the work corner. We also considered moving it near the children’s rooms, but then the child bedrooms would probably become rather small (about 12–13 m² / 130–140 ft²). These will definitely be adjusted to the same size regardless.
Maybe you have some ideas.
The windows on the ground and upper floor are not finalized yet; these are currently placeholders.

These are my concerns as well. The wishes keep pushing all limits again. Do you really need both an office and a guest room? Not everyone has a walk-in closet either. Trying to fit so many rooms into 170 square meters (1,830 square feet) will, in my opinion, be a mess. Either increase the budget or reduce the number of requirements.

Only the children's bathroom is missing, and then all the trendy rooms would be included on the wish list, without an excessive budget...

You can also buy large trees or bushes already. It’s all a matter of budget. It will become privacy screening if you choose the right plants.

However, I wouldn’t plant a hedge that tall right next to the patio. For us, it feels too confining. We once had a garden bed with fairly tall plants directly by the patio. We removed it because it felt too cramped. Now, without that bed, it feels much better and more open.
I would rather suggest you pave the driveway with grass pavers to keep it green and use privacy screening at the fence. If space is limited, for example, you could let ivy grow on the fence. Or have a small hedge section on the right side of the patio facing the garage at most.

@K a t j a Okay, the software might be a bit misleading here 🙂. It looks great though.

The issue with the driveway is that within the turning circle in front of the property, there are neighbors’ garages on both sides. If they have their cars parked outside, it becomes quite tight for turning around, and you would also have to drive backward down the slope. It’s not a big problem, and reversing into the property should work fine, since the driveway itself is about 4.50 meters (15 feet) wide, which should be sufficient.
Regarding the plot – we know it’s not a dream lot, but honestly, we’re really glad to have found anything in our area at all. Also, in the new development areas nearby, the plots are consistently even smaller – mostly ranging between 300 and 400 sqm (3,230 and 4,305 sq ft).

Regarding the budget: Our house price depends on the floor area. Since none of the drafted floor plans have a significantly larger area, we’re relaxed about that. Moreover, we’ve reserved 25,000 euros for adjusting the floor plan if it really gets bigger or if we need a bay window or something like that.
However, the office can be much smaller than shown now. A small work nook of about 2 x 2 meters (6.5 x 6.5 feet) would be enough for me.

Regarding setbacks: The development plan doesn’t mention any changes in height setbacks.

@ypg Do you mean a straight staircase like in our floor plan? We’re not fixed on that. We also like the two staircases from Katja’s drawings.

@S o L We don’t want a children’s bathroom. That’s what the shower in the guest WC is for.

That is generally true. But if you have to pay 3,000€ per square meter, 30sqm (around 320 sq ft) isn’t the full 90,000€ additional cost (since the house’s technical installations are already planned), but it still means an extra 40,000 to 50,000€.

A straight staircase isn’t very expensive but takes up a significant amount of space, especially if it’s placed in a hallway and not open. Katja’s stairs with a landing are costly… I’m also not sure about Katja’s software, as it often shows a different staircase variant than what she actually means. I currently don’t see the room layout (based on the sketches I made last night). Whether a straight staircase that will anyway be enclosed is necessary, I doubt. Also, an additional hallway to the utility room and pantry seems hardly feasible if you want nice living spaces as well. At current prices, you’re probably paying more than 50,000€ for 170sqm (about 1,830 sq ft). The advantage of your plot is that you don’t need to protect yourself from a main road. I don’t know any backyard plot, any house in a second row or small cul-de-sac, that also has to significantly protect itself from its own yard and car parking space 😉

Hold on – my stairs aren’t inherently expensive. I just want to avoid any misunderstandings. 😉
It’s correct that one is a true landing. The dimensions are 2.20 m x 3 m (7 ft 3 in x 9 ft 10 in). However, the price also depends heavily on the design. Back then, we had a quote from the general contractor for our quarter-turn staircase at 3,500 euros. We found it unattractive. So, we had the stair builder install one for 7,500 euros instead. 😱 😀 😎 That was the only extra premium feature we treated ourselves to.
