Hello everyone,
I am an active reader and have already gathered many ideas and opinions from this forum.
We are currently planning a single-family house on a plot of land, and I would like to get your feedback on the house placement as well as the floor plan.

Plot size 652 sqm (7,015 sq ft)
Slope: no
Site coverage ratio 0.4
Floor area ratio 0.8
Building zone, building line and boundary 3 m (10 ft)
Edge development limited to garages and carports only
Number of parking spaces 2
Maximum number of floors 2
Roof pitch 0–48 degrees
Architectural style single-family house
Orientation
Maximum height restrictions 6 m (20 ft) wall height, 9 m (30 ft) total height
Other requirements rainwater cistern
Homeowners’ Requirements
Style, roof type, building type gable or hipped roof

Number of occupants, ages 2 adults and potentially 2 children

House Design
Who created the design:
- Planner from a construction company / adapted production house design
What do you particularly like? Why? Large utility room with separate door (mudroom), large pantry
What do you dislike? Why?
Estimated price according to architect/planner: 400,000
Personal price limit for the house, including fittings: 400,000
Preferred heating system: air heat pump
If you had to give up on certain features or extensions
- Could do without: pantry, separate door utility room
- Cannot do without: guest WC with shower
Why is the design like it is? Example:
Standard design from planner adapted for a large utility room
So, it is a standard design customized to our wishes.
We have a dog and want to have two children. The house should suit this and not be too large. We can work from home, and if having children doesn’t work out, the office rooms will be used or only one office. If children do come, working in the small nook upstairs is planned.
Alternatively, a garden house may be built for occasional home office use. Otherwise, I commute to work.
I look forward to your opinions and possible improvement suggestions.

There are even more models available now on the website.
The floor plans are relatively fixed because the module with the service wall must always be in this position, with the guest toilet located behind it (according to the advisor); otherwise, the walls are more or less adjustable. Oh, look, have they finally improved the lack of options compared to the (previously known four) Icons? – then I’ll have to check it out again sometime.

And the entire ground floor, even though thinner, is made of concrete? Yes, concrete according to the technical specifications.
Interior walls
· The ground floor interior walls are made of concrete C 25/30 with lightweight aggregate or as required by structural specifications, thickness 6.5 cm (2.6 inches), suitable for wallpapering and factory-primed (the walls must not be re-primed or treated with wallpaper primer or similar products). The walls need to be wallpapered or coated with painter’s fleece when using other wall finishes. Interior or partition walls not shown in the above technical plans are not part of our scope of supply.
Is there any reason against this?
A cross-section of the house would be interesting, or at least the knee wall height and the 2m (6 ft 7 in) line.
Why is the guest toilet window placed so high? I would make the window wider and higher to prevent direct visibility inside.

What do you mean by washing twice? The large utility room was built for that purpose, wasn’t it? Dirty clothes go straight into the washing machine and that’s it. Take off your shoes there and the hallway stays clean. I wouldn’t put the dryer in the pantry, it gives off a lot of heat.
The issue of having the washing machine and mudroom in the same space is often criticized here by ypg. We’ve had it like that for almost three years now and it works perfectly. Without washing clothes twice. I don’t wash clothes on the floor, and the clean laundry never touches the floor either. Wash the clothes, then take them out to dry, either in the dryer or hung on racks in the utility room at the back. From the dryer or racks, fold them again and put them in the closet.
But definitely have a sink right where you enter. Being able to take off dirty shoes and wash your hands right after gardening, and to leave work clothes there immediately, is, in my opinion, perfect.

Why does one children's room have a floor-to-ceiling window while others do not?The guest WC window is designed to let in plenty of light. It can be frosted for privacy. I actually thought that was a positive feature.
The children's rooms face the garage/carport. Therefore, they only have standard windows, not floor-to-ceiling. From an aesthetic point of view, the bathroom upstairs also only has a window. But I would need to reconsider that.
The knee wall height is 1.50 m (4 ft 11 in).
