Our house will undergo a complete renovation and an additional storey will be added. For the renovation, most of the existing walls will be retained.

For the renovation, all walls up to the bottom edge of the new window height will be removed, then a ring beam will be installed, and the additional storey will be built using timber panel construction. The existing brick walls will be insulated with wood wool and will receive a rainscreen facade made of standing seam steel sheets (which is cheaper than zinc sheets?). The goal is to achieve KfW 55 energy standard or better.
The ground floor slab will be insulated and fitted with underfloor heating. The basement stairs will be extended by one step, allowing about 25 cm (10 inches) of height for this.
In the attic, the sloping roof surfaces are suitable for wall heating.
The children's rooms have a gallery accessible via a ladder. They can only be reached through the ground floor. This makes the parents' area more private and may allow the house to be divided into two separate units in the distant future.
The living and dining area is compact. The front door will be glass to enjoy the evening sun (there are currently no windows on the west side, which is often a shame). The entrance is far enough from the street that this should not be an issue.

Basically, we also wondered if rebuilding would be more sensible. At the moment, I’m leaning more towards renovation.
Construction is not planned before 2025. We are not in a hurry as the children are still small and we have enough space for now.

Why was the design developed this way? For example:
- based on the interior walls of the old house
- we switched from an extension to an additional storey because it is cheaper. The view from the master bedroom is much nicer now than it would have been with an extension.

No coat rack or wardrobe at all? Where are shoes, jackets, bags, and school backpacks supposed to go?
The entrance area looks more like a showroom than a home.
I’d call the rest unconventional, but interesting. However, I would seriously consider how practical it will be to use over the next several years. I wouldn’t build it like this.

This is not really a full renovation, but rather a completely new house, just retaining the original exterior walls on the ground floor. In the new open-plan living area, you will first need to figure out how to handle the structural engineering.

Regarding the budget, I am conflicted because you are basically renewing EVERYTHING.

What I like are the two-story children's rooms. Access to the upper part should be via a stairway integrated into the furniture, not like originally planned with a ladder. Especially not if the children sleep upstairs and are still young. It also makes vacuuming upstairs easier.

The lack of an entrance area and a cloakroom is more fitting for a small holiday home than for a family house.

Next to the entrance, there is a floor-to-ceiling closet, and the shoes will be stored in the bench next to it. This provides much more space for jackets and shoes than we currently have. So for us, it’s a big improvement.

I haven’t attached a dimensioned floor plan. In the ground floor plan, the pink squares are 1m x 1m (3.3ft x 3.3ft) in size.

The staircase and entrance do not work. 16 steps at 26cm (10 inches) each result in a run length of 3.9 m (12.8 feet).

If you are planning this yourself, please do it properly. The demolition should be shown with yellow dashed lines, the new construction in red, and the original parts remaining in black.

The entrance leading directly into the living room is something I only know from North America.

70 cm (28 inches) exterior walls on the ground floor?

Standing seam metal roofing is a very expensive option for both facade and roof covering.

A roof with many skylights does not pair well with photovoltaic panels.

The bedroom window should have good shading, which is also quite costly.

The house is relatively large. There is definitely room for better planning.

The bathtub is right next to the knee wall. How is one supposed to get in there?

The floor area is 9.5 x 13 = 123.5 m² (1,329 ft²) per floor * 2 floors * 2,400 euros (EUR) per m² = 592,800 euros (EUR) + 10% for miscellaneous costs. We are talking about 650k here.
