Hello dear forum community,

My wife and I are planning to start our building project in a few months. It will be an urban villa with approximately 160 m² (1,722 sq ft) of living space. We have already purchased the plot of land (540 m² (5,813 sq ft)) and are currently in the planning phase. We would like to build with a general contractor and are actually quite satisfied with the one we have chosen so far.

However, we are not entirely sure about the floor plan and whether it really works well. This is our first (and hopefully last) building project. We would appreciate feedback from more experienced people who can offer us some tips. Thanks in advance!

Well, we don’t yet know the children or the age gaps between them...
I already mentioned that the floor plan layout is largely just a geometric "result."

I’ll assume, without any presumption of innocence, that the basic floor plan wasn’t designed for the cardinal direction of this plot.

The age gap doesn’t really matter. Whenever a child feels left behind—whether “rightly” or “wrongly”—trouble arises for everyone involved. That’s why I think it’s a mistake to create any architectural reasons for this without a genuine need.

During the planning phase, it is always possible to change the architect. If things go wrong, you may lose money. Still, that’s better than building the “wrong” house.

@Keenan86 ... is there a site plan of the plot available? If it’s square, it should be about 23x23 m (75x75 feet). It would also be helpful to see the building envelope, building regulations (ridge direction, roof pitch, etc.), and an indication of neighboring properties with any existing houses.

To me, a more elongated house with an opening facing west or southwest seems much more attractive.

Hello everyone,
thanks for the many responses. It’s not that the architect/planner just designed this “out of nowhere.” We had an initial draft from another planner who unfortunately went bankrupt. So this was basically our idea of the floor plan. Since we are complete beginners and clearly didn’t consider everything – as is now obvious – I asked again here in the forum. I wouldn’t want to change the planner now, especially since we are actually satisfied with them. They just drew it exactly as we wanted. But they could definitely have given more advice here.
Unfortunately, I don’t have a detailed site plan yet. This is a new development area where no houses have been built yet. I’m attaching the development plan in case that helps...

Oh, that’s exciting – or maybe not: on a perfectly flat building site, the maximum building height is two and a half meters (about 8 feet) higher, and the building depth in the building window is two meters (about 6.5 feet) deeper than on the neighboring streets, interesting. But from what I see, you don’t seem to need that so far (?)

Less favorable are the tree and two parking spaces in front of the property; and there is a playground behind the garden.
