ᐅ Floor plan of 200 sqm with an integrated conservatory and gallery

Hello,

We are currently planning the following floor plan, and I am not sure if it all makes sense or if some elements might be problematic or simply do not fit well together in reality.

I am open to any advice and ideas and would be grateful for your input.

Note:

  • The toilet will be taken out of the sloped ceiling area (the bathroom still needs to be organized)
  • The dressing room still needs to be worked out.
  • Glazing will be adjusted and mostly added.

The house requires a waterproof concrete shell (white bathtub); the plot is flat. The eaves height is 4.25 meters (14 feet).

Have you checked your architect’s references? Probably a relatively young architect who is offering you a somewhat lower price.

I have personally visited and inspected reference projects and spoken with the homeowners. For example, one was built right behind our property. The homeowners were very satisfied. The architect is somewhat older, approximately 55 years old. I have also visited the office. He still works in the traditional way, drawing everything on the board without using a computer.

I also requested a quote from a well-known prefab house manufacturer (Schwörerhaus). They charged around €15,000 for the architect, structural engineer, and related services. I'm just a bit surprised, please don’t misunderstand.

I find your (merlin83) estimates for the shell construction and roof costs quite low—especially for Baden-Württemberg. We also have just under 200 m² (2150 sq ft) plus 40 m² (430 sq ft) of usable space and a double garage, and our shell construction quotes were between 160,000 and 170,000 EUR, with the carpenter/roofer costs around 40,000 EUR (gable roof, two flat roof dormers, flat roof garage).

Therefore, I would be a bit cautious regarding those costs—usually, the other items feel more accurate.
