Originally, we wanted a square townhouse, but since the plot is about 45m x 19m (148 ft x 62 ft) and slightly trapezoidal, it becomes too tight with the garage and terrace right next to the house. Therefore, we decided on a rectangular floor plan.

Who designed the plan: House planner
- Planner from a construction company: Prefabricated house manufacturer Kampa
What do you particularly like? We especially like the open living/dining area facing south. The office on the ground floor was very important to us.
What do you not like? The kitchen with pantry is quite small, and the children’s rooms on the upper floor are somewhat large; in my view, 14m² (150 sq ft) each would be sufficient. Another storage room doesn’t make much sense or cannot be realized from our creativity.
Estimated price according to architect/planner:
530,000€ in almost turnkey condition (for KfW QNG premium loan):
Includes all work on the house except floor installation, filling/painting/plastering of walls (materials included)
- Viessmann invisible heating, ventilation, photovoltaics 7.2 kWp + 10 kWh battery storage
- External venetian blinds in living/dining area
- Fireplace
- House almost meets passive house standards (according to Kampa) 10 kWh/m²a
- Bus system for lighting and heating control
Total cost estimate:
Plot including ancillary costs: 130,000€
House + selection + equipment + wood stove + water softening system = 587,000€
Additional construction costs (excluding garage) = 59,000€
Landscaping = 20,000€ (we will do this ourselves and it is not a priority for now)
Total: 796,000€
(I know, very expensive. Being from Swabia, it already pains me…)
We definitely want to use the KfW loan, otherwise the financing is not feasible.
Personal price limit for the house including equipment: No more than 500,000€ for the house
Preferred heating technology: Heat pump
If you had to give up something, on which details/extensions
- Could you do without:
Lighting control via bus system
- Could you not do without:
Office on the ground floor
External venetian blinds
Possibly reduce window sizes
What is the most important/basic question about the floor plan, summarized in 130 characters?
What improvement suggestions do you have for our floor plan? We are unsure if the storage space in the house is sufficient. A small hobby workshop is planned in the garage. Where can we possibly still save space or costs?

A home office with 16sqm (172 sq ft), a pantry, a walk-in closet, a hallway with 16 (14) sqm (172 (150) sq ft) on the ground floor, and a corridor with 10sqm (108 sq ft) on the upper floor. Efficiency needs to be prioritized here. Can you change the strongly rectangular floor plan into a more square shape? This would allow you to add several square meters from the corridors to the rooms, reduce the size of the office a bit, and optimize room sizes and access on the upper floor. With the current layout, there is hardly any possibility to place a coat rack or similar near the entrance.
I also didn’t see any budget for a kitchen—did I possibly overlook that? (587,000 - 530,000€) 57,000€ for the kitchen, fixtures, flooring, and wall finishes could be tight.

Jurassic13510 May 2023 21:22I agree with the previous posts; there is still room to optimize and combine spaces almost everywhere. For example, consider a large utility room on the ground floor that also serves as the secondary entrance and houses the washer and dryer. You might even be able to integrate some storage from the pantry into this space, which would save overall square meters on the ground floor and could allow for a larger kitchen. The storage closet upstairs could then be eliminated, and the rooms slightly narrower, saving space on both levels. There are enough professionals here who can thoroughly plan and even draw such adjustments, so I’m sure there will be much more helpful input.
What I also noticed is that the walk-in closet seems rather pointless. It only fits about 2.5–3 meters (8–10 feet) of wardrobe space?! The rest is walking space where you might at most fit a chair (for clothes that are neither fully clean nor fully dirty) and a small laundry hamper. The visual separation doesn’t provide practical benefits either, especially when your partner is moving around right behind the headboard early in the morning. I would reconsider whether this is really the best layout for what is otherwise a nicely sized bedroom.

Regarding the floor plan: I find the open-plan living area not successful at all; 3.60 m (12 ft) is quite narrow for a living room. With that length, the room becomes like a corridor. The children’s bedrooms are also narrow and elongated.
A bathroom of 2.80 m (9 ft) will be very tight and probably only feasible with a small bathtub. Using the bedroom as a walkthrough room is not ideal.
Also, there is no proper access to the garden, only to the south-facing terrace, where space is limited and the boundary is close.
I would plan the open living area in an L shape at the southeast side; that would have several benefits. Also, place the entrance on the north side. Move the garage to the rear, that is, shift it to the right side of the plan. The rest will fall into place.
161 sqm (1,732 sq ft), of which about 20 sqm (215 sq ft) is hallway space, which I think is wasted.

I would skip the pantry. The shell construction allows for 1 m (3.3 ft), but once plastered and painted, only about 97 cm (38 inches) remain. What would actually fit in there? Instead, I would plan for two or three tall pantry cabinets in the kitchen—they hold an incredible amount.
The children’s rooms are too narrow for my taste. In the shell, they are 2.90 m (9.5 ft) deep, so later about 2.87 m (9.4 ft) usable. Our children’s rooms are 3.35 m (11 ft) deep, and we would have preferred a few centimeters more.
The storage room on the upper floor is quite small. Where is the laundry supposed to be done? We have our utility room upstairs, which turned out to be the best idea after living there for about a year. I would definitely do that again every time.
