Hello everyone,

After many weeks of planning our dream house, we finally have our floor plan. Now we are looking forward to your opinions and advice.

Development plan / restrictions
Plot size: 853 sqm (9,176 sq ft)
Slope: none
Floor area ratio: 0.5
Site coverage ratio: 0.25
Roof pitch: 27° to 50°
Building window, building line and boundary: see development plan marked in yellow
Number of parking spaces: 2
Number of floors: 2
Roof style: gable roof
Architectural style: 1 1/2 to 2 floors
Orientation: southwest
Maximum height/limits: eaves height max. 5.50 m (18 ft)

Homeowner requirements
Style: open/modern, gable roof,
no basement, 1 1/2 floors
2 persons (later plus children), age 26/27
Space requirement on ground floor: guest WC with shower, open living-dining area, utility room
Upper floor: bedroom, 2 children's rooms, bathroom
Occasional overnight guests: rarely or never

What do you particularly like? Access from kitchen to utility room, open living and dining area, dormers
What do you not like? Relatively large hallways, would prefer larger rooms (unfortunately not possible because the front door is to be in the center of the house)
Price estimate according to architect/planner: approx. €230,000 (excluding wall and floor finishes)
Personal budget limit for the house including fittings: €250,000
Preferred heating system: ground source heat pump

If you had to give something up, what details/features would you?
Could give up: chosen staircase
Could not give up: bedroom with walk-in closet, kitchen access to utility room, dormers, central entrance

Why are there trees in the living room 🙂?

Will the bathtub work with a height of about 1.50 meters (5 feet), it feels a bit tight at the end.

Where does the utility room lead to, the garage or the garden?

Hello Maddi,

Overall, a nice floor plan.

Here are a few points I would reconsider:

Ground floor:

The passage from the hallway to the living/dining room seems a bit narrow to me. How wide is this passage?

The base of the stairs could still be located in the muddy area behind the front door – there’s always the risk of carrying dirt upstairs.

You probably have a closed staircase, right? What about the storage space under the stairs – is it accessible from the utility room?

Upper floor:

The round window in the hallway probably doesn’t bring enough light in to make good use of the available space. The front area of the hallway would be ideal for a reading chair, but with the relatively small round window… I would prefer something floor-to-ceiling here, possibly with a Juliet balcony.

Children’s rooms: they’re not huge, but in my opinion sufficiently sized.

The bathroom needs the biggest improvements, in my opinion. The sanitary fixtures somehow feel, sorry for the blunt wording, completely thrown together without care. There is a huge amount of circulation space, but it completely lacks a cozy or pleasant atmosphere. At least I would swap the toilet (which is, like ours, exactly under the 2m (6 ft 7 in) ceiling height line) and the bathtub, and perhaps even install the bathtub diagonally in the corner. Is the shower planned as a glass enclosure? Given the space you have in the bathroom, you could also consider a built-in shower, saving you a lot of cleaning on glass. Also, a single (albeit oversized) sink for potentially four people (2 children’s rooms) seems a bit tight.

Try experimenting with an online bathroom planner – you could make it much nicer and more comfortable.

Having the staircase on the upper floor right next to the bathroom exit is not ideal, but it is probably difficult to change in this floor plan.

I think the detailed planning of the bathrooms still has room for improvement, but there is more time for that, right?

Personally, I like the large circulation areas. The hallways are not too wide for my taste. However, the house as a whole is somewhat too small. I could still live with the slightly narrow rooms on the ground floor (about 3.30 meters (11 feet) for the kitchen and 3.50 meters (11.5 feet) for the living room). But the children’s bedrooms are much too small for my liking.

We have two children, and in our old house, the children’s rooms are 10 and 12 square meters (108 and 129 square feet). Although the space is well utilized with loft beds and so on, these rooms offer far too little free space for playing. I would not want to accept anything under 15 square meters (161 square feet), unless there are compensating areas like a playroom in the basement or a large open gallery on the upper floor in front of the children’s bedrooms.

After all, you are building a house to live in according to your own ideas and requirements. You should also pay more attention to the children’s needs if you plan to have two.
