ᐅ Flat Roof – What Are Your Experiences and Would You Do It Again?

Hello everyone,

We are in the final stages of negotiations and have decided on a flat roof that will need to be extensively greened.

There isn’t much positive information about flat roofs, although most reports date back to the 1960s and 1970s. I assume this issue has largely been resolved by now.
Still, I’m curious if anyone here has built a flat roof or purchased a house with a flat roof and what your experiences have been. Would you choose it again? Any problems? How do you maintain the roof? And how is maintenance done on a green flat roof?

Then the flat roof was poorly installed from the start; with proper installation and regular inspections—checking for leaves and debris—flat roofs generally do not have more or fewer issues than pitched roofs.

If it were otherwise, I would have heard about similar problems; we also remain the contact point for our clients even after handing over the house.

We built a flat roof last year and also installed extensive green roofing. So far, there is hardly any noticeable vegetation growth. My neighbor (semi-detached house), on the other hand, already has very strong growth. While I need to go up once a year, he goes up at least twice.

Of course, the quality of the workmanship and the company doing the job is always very important. What I would recommend is that you take a close look at the materials and take photos. Then check the material manufacturer’s website to verify if the correct insulation or bitumen membranes are being used—for example, root-resistant membranes. This should be obvious when you know the roof will be greened, but I also took photos of everything and regularly documented specific areas during the construction phase.

Get a clear picture of the company installing your roof and ask for references, etc.

Our next step is to install photovoltaic panels on the roof...

Nowadays, materials have improved significantly compared to the 1960s. However, I am always aware, and you should be too, that flat roofs typically require repairs earlier than other roof types.

So it’s wise to set aside a bit more money for this.
