ᐅ Fitting a third room into a 40 sqm living area. Ideas?

Hello,

I came across this forum some time ago. Back then, it was mainly about planning our narrow bathroom, which is now a thing of the past (a long story).

Now my husband and I are planning to buy a condominium. However, the apartment currently has only two rooms. Since the living room is huge at 40m² (430 sq ft), we would like to create a third room here.

I have already prepared two sketches for this:

First of all: simply putting up a wall from the entrance to the fireplace (there is a fireplace opening behind the column) is not an option, as the windows face south and we would lose too much natural light. The covered balcony with 25m² (270 sq ft) faces east.

Regarding option 1:
The room would be rectangular in shape. The sofa would be positioned as drawn freehand. However, the wall would not end parallel to the right hallway wall as shown but would stop earlier so that when looking from the hallway into the living room, the office wall would be visible. Concern with this option:
The distance between the sofa and the TV is very large.

Advantage: we keep a window area to the left of the office, where our dining table will fit.

Option 2:
This layout is a bit unusual but has the advantage that the TV is closer to the sofa. In the narrow section of the office, shelves could be placed.

Attached is also a picture of the floor plan.
In the bedroom, a drywall partition will be erected to create a walk-in closet or, later, to relocate the office there.

I am grateful for any suggestions or ideas.

The balcony is on the east side, so it’s a bit darker.
On the other hand, what bothers me in all versions is the position of the sofa, as it somehow gets in the way. And if you place a nice rug in front of the sofa, you end up stepping on it when going out to the balcony above.

If we put the sofa against the slanted wall in your preferred version, where would the TV go?

What don’t you like about this version?
Here the wall would be better featured.
Then the sofa also against the slanted wall and the TV to the right of the balcony?
There the wall is 1.70m (5 feet 7 inches).

Lol... in the end, it has to please you 🙂 not me.
What really puts me off about this room is the tiles—they create a kind of echo effect. I would feel very uncomfortable looking across the entire room in the evening. Yes, a dark carpet would help a lot. But even for those who love sunlight, I find the sofa area more cozy. I would place the sofa against the slanted wall and set it diagonally opposite the TV for better flow. After all, there are days when you want to enjoy the sun while sitting on the couch, as well as times when you prefer less glare at the dining table.

Yes, we don't like the tiles either, so they will be removed and replaced with hardwood flooring (wide plank floorboards).

It is questionable whether the distance between the TV and the sofa might be too small.

@ypg ... I also think the layout is excellent.

And if you’re going to go through the trouble of removing the tiles, I would even consider a different sofa—either with a short chaise on the opposite side or generally just a 2.5 to 3-seater with a flexible armchair.

TV distance... how large is the TV? Nowadays, due to better resolutions, people usually sit closer than they did in the past.
