I have quite an adventurous plan...
In the next few months, my partner and I are planning to move into our own small house (bungalow).
Unfortunately, the selection in our area (southern Hesse) is very limited when I look for properties that match our preferences.
We don’t need much space (we are still quite young and don’t have children) — most of the offers are too large in terms of living area, plot size, and number of rooms for our taste and current situation.
So I quickly came up with the idea of creating something suitable ourselves.
Unfortunately, I have little to no knowledge or experience regarding house construction.
What should I pay attention to if I want to build a bungalow with 3-4 rooms, without a basement? How should I approach the planning? And most importantly: What costs should I roughly expect?
My idea is 70-100 square meters (750-1,075 square feet) of living space for everyday living, not for vacation; construction should be as simple and cost-effective as possible — practical and functional.
I understand that, due to my lack of experience, it won’t be easy to get this off the ground, but everyone has to start somewhere ;-)

And even for two people, I think 100 sq m (1,080 sq ft) is too little, especially if you plan to live there for a longer time, right? If there’s no basement, you’ll need space for heating, laundry, garden tools, and so on. You won’t fit all that into 70 sq m (750 sq ft), and even 100 sq m (1,080 sq ft) will be tight.

martini300126 Apr 2011 22:57Well, it’s supposed to be just a place to stay for the next 4-5 years. We are in our mid-twenties, so it makes sense to keep the initial investment as low as possible. If we decide later on to move to another home, for example because of children or other reasons, we could rent out the bungalow to students (there are plenty of them in our region).
My main goal is to avoid paying rent to someone else...
Does anyone have more detailed information regarding my questions?

Your approach—looking ahead—is sensible; if your life situation changes in the coming years, you will have built up a valuable asset with the bungalow—provided you do not have to finance too much capital at the moment.
The main disadvantage of a bungalow, so to speak, is that it tends to be more expensive compared to a conventional one- or two-story house. Since all rooms need to be on the ground floor, the foundation and roof areas increase, and the plot needs to accommodate a correspondingly large building footprint. For the floor plan you are considering, you should expect around EUR 150,000 for the base slab of a straightforward bungalow; additionally, the cost of the land and approximately EUR 30,000 for incidental building costs should be added.
