ᐅ First Self-Design – Is It Any Good or Complete Nonsense?

Hello,

attached is a floor plan for our planned single-family house, designed by my wife and me.

- approx. 160 sqm (1,722 sq ft) living area + 80 sqm (861 sq ft) basement
- 2 full stories
- hipped roof (city villa style)
- fully basemented, basement also usable as living space
- large garage (approx. 9 m x 9 m (30 ft x 30 ft))

My thoughts on the floor plan:

- everything open towards the south (large plot with 2000 sqm (0.5 acres) – unobstructed south-facing view)
- street is to the north – so the house should be more closed off on that side
- neighboring buildings to the west and east

- west and south terraces → access from the kitchen, with a short path from the kitchen to the terrace
- direct access from the house to the garage
- large kitchen

- upper floor: 2 children’s rooms, bathroom, separate toilet, bedroom with a not-too-small walk-in closet
- office in the basement (east side will get daylight through a light well)
- additional (children’s) room in the basement with daylight, in case a child wants to move to the basement later

The floor plan is square-shaped
Interior dimensions approximately 9.30 to 9.50 m (31 ft to 31 ft) + exterior walls

According to my calculations, the house has about 160–170 sqm (1,722–1,829 sq ft) of living area – but compared to other floor plans, it feels quite small. Am I mistaken, or is the layout just not good?

The drawing was made on standard graph paper since I haven’t really worked with drawing software yet (e.g. Arcon) to create something useful.

1 square = 50 cm (20 inches)

Maybe someone could share their thoughts?

Is it no longer possible to edit your own posts here?

A separate toilet is very important. We have always had one at home and in our shared apartment, and it definitely should stay that way in the future as well.

Hello,
I expect to manage around 350,000 euros through a lot of self-work, excluding landscaping, garden, etc.
If money gets tight, the garage will simply be built later as self-construction, and for now, only the foundations and possibly the slab will be poured.

Some friends of mine are currently building in the same town with a similar standard and partly larger houses, so this estimate seems quite realistic.

The building site is located in Bavaria, within the triangle of Augsburg - Munich - Ingolstadt.

Looks good, very well thought out.

Why don’t you put the utility room in the basement?

I would also move the staircase on the ground floor closer to the hallway and separate it from the living/dining area. When your teenage children bring friends over and everyone is constantly running up and down through your living room, it can be quite inconvenient.

You might also consider adding a small shower in the extra toilet on the upper floor. This would help avoid morning bathroom traffic, especially when teenagers are involved. We would like to do this, but can’t fit it in because we want large bedrooms. -> How large would your bedrooms be now?

Having an extra bathroom specifically for the children would of course be nice, but I think then the bedrooms, kids’ rooms, and walk-in closet would become too small again. We hardly ever shower in the morning; it’s almost always done in the evening. By the way, upstairs there won’t be a separate toilet, but the only one.

The bedroom in this plan is about 3m x 5m (10ft x 16ft) plus an additional walk-in closet.
The south kids’ room is roughly 4.5m x 4m (15ft x 13ft).
The north kids’ room is about 3m x 5m (10ft x 16ft).

I have also considered swapping the north kids’ room with the bathroom/WC, but then the heating, kitchen, and bathroom would no longer be aligned vertically. I would really prefer to keep them stacked because of the shorter hot water pipes. Also, the north facade (facing the street) looks nicer with the two windows currently planned rather than adding a small WC window there.

In the basement, a laundry room is of course planned. It will be located under the utility room on the ground floor and have stair access to the garage. The utility room on the ground floor is intended more as a pantry than a laundry room — including a small kitchenette about 120cm (47 inches) long and shelving for the rest. Since the path to the garage also goes through the pantry, nothing can be placed in the way there.

Because I want the wall between the living room and the stairs to be a bit longer, this will probably provide a good separation. The wall should be about 4 meters (13ft) long, as I want to place the TV and other equipment there. Alternatively, I could install everything along the east wall in the living room, which would even allow watching TV from the dining area, but somehow I feel the north wall is better?! No idea why.

With the partition wall between the stairs and the cloakroom, I also have the option to install an entrance vestibule (glass door). And I get more space for the coat area in front of the WC if there is a wall there.

My friends integrated the stairs directly into the living room, and we originally wanted to do the same. But with the small partition wall, it’s not bad either. I like it when it’s not fully separated. How it will work with kids remains to be seen, but there are certainly parenting strategies to keep things under control.

I would also like to include a wood-burning stove in the combined living and dining area. However, I’m not quite sure if there is enough space. Since the open living and dining area is only about 4–4.2m (13–14ft) deep and 9–9.5m (30–31ft) wide, I seem to be placing the stove too close to the sofa or other furniture in all the spots I’ve considered.

Would you place the stove rather in the north/east corner of the living room or at the left end of the stair wall? Would there be enough space? The furniture shown is roughly to scale based on what we currently have and plan to bring into the new house.
The TV should be centered on the wall for Dolby Surround — that will already be a tight fit.
