ᐅ First Floor Plan – Request for Feedback and Tips

Hello everyone,

after we put some thought into our floor plans and have already discussed them with builders/prefabricated house suppliers, we would now like to gather some opinions here.

We hope that the following information/attachments provide you with enough details while complying with the forum rules. The attached sketches illustrate our current ideas well, but the dimensions are not accurate “down to the last centimeter.”

Development Plan / Restrictions
Plot size => 530 sqm (5700 sq ft)
Slope => no (although about 1 m (3 ft) slope at one corner)
Site occupancy index => 0.3
Floor area ratio => 0.6
Roof style => gable roof (requirement 45–48°)
Other requirements => knee wall max. 1.50 m (5 ft), building length at least 11 m (36 ft)

Homeowners’ Requirements
Style, roof shape, building type => preferably 42° roof pitch (3° deviation from requirement)
Exterior dimensions => length side = 10 m (33 ft) (1 m / 3 ft deviation from requirement)
Basement, floors => basement + 2 floors
Number of occupants, age => 2 currently, potentially 4
Space requirement on ground and upper floors => approx. 75 sqm (800 sq ft)
Office: family use or home office? => family use
Open or closed architecture => kitchen open, otherwise closed
Conservative or modern construction => modern construction
Open kitchen, cooking island => yes, open kitchen (cooking area free-standing on at least three sides)
Number of dining seats => 6–8
Fireplace => yes, Swedish stove
Music/sound system wall => yes
Balcony, roof terrace => no
Garage, carport => yes, garage, carport, and parking space
Utility garden, greenhouse => no

House Design
Planned by:
- DIY by us (after discussions with various builders/prefabricated house suppliers)
What do you like most?:
- open kitchen, work/guest room on the ground floor
What do you dislike or want to improve?:
Carport Location
- originally planned to place the garage and carport directly next to the house → to maximize the garden space on the south side, the house needs to be placed as far north as possible
=> now we don’t see the carport in front of the house as negatively because it acts as a barrier to the street (about 600 vehicles per day), but a location directly next to the house would be preferable (although this conflicts with the planned kitchen window)
Window Arrangement
- the kitchen window faces directly onto the carport
- the placement of the couch by the terrace windows is still unclear; currently, the couch stands directly in front of the windows
- adding skylights (in bedrooms and stairway area) is still under consideration
Ground Floor
- the living room width of 4 m (13 ft) might be too narrow and could feel “corridor-like”
- currently no storage room on the ground floor
Upper Floor
- storage room currently planned between the two children’s rooms (no window at present)


Price estimate according to architect/planner:
- around 300–350 thousand EUR
Personal price limit for the house including fittings:
- 350 thousand EUR (absolute maximum)
Preferred heating technology:
- gas boiler/solar vs. heat pump (air/water)

If you have to compromise, which details/features could you
… give up:
- storage room on the upper floor
… not give up:
- open kitchen, work/guest room on the ground floor

Thank you for the response.
A landing staircase is not planned. It is intended to be a half-turn staircase (however, the software did not offer this type – at least, I couldn’t find one).

What quick improvements could be made regarding the door arrangement between the utility room and the restroom?
How can the wardrobe be better integrated?
Where are there too many unnecessary walls?
How can a pantry be optimally incorporated into this standard floor plan around the kitchen area?

Extend the corridor wall and relocate the shower....

Why a pantry if you have an entire basement available?
What you need is a storage room... is the center of a house really the right place for that? Maybe the cloakroom area could be used for a storage room? Maybe the TV area should have more than 2 meters (6.5 feet) of space? Instead, you have unused space in the kitchen due to the inserted pantry...

Hello everyone,

our project has been delayed a bit, but now we are ready to continue with the planning!

Before we focus further on the interior layout, I would like to gather some quick opinions about the positioning of the house, garage/carport/parking space on the plot.

The following requirements/preferences from our side are:

- Due to neighboring buildings to the south and west, it makes sense to position the house as far north or east as possible
- On the east side, a 7-meter (23 feet) setback from the street must be maintained
- We have already abandoned the originally planned double garage on the north side (due to the first point), but we still want a single garage, a separate carport, and at least one parking space
- A courtyard with some space for turning and maneuvering is useful, so we can drive forward onto the street (and not have to reverse onto it)

The current plan looks like this (top of the plan = north) – but I feel it might not yet be optimal.

We would appreciate your opinions!

Lageplan: Haus mit Terrasse, Garten mit Spielplatz, Pool und zwei Parkplätze.

The first post was on August 23, 2015, and now, after 9 months, there is a picture with a white rectangle??

The northern area could be fully covered, providing a dry entrance area, a small space for garden tools, and also serving as a carport. The roof could connect directly to the house wall.

The double garage could then be built on the east side. Maneuvering could be managed by reversing into the driveway if you don’t want to do without the garage. This would make it safer to drive out onto the street.

Thank you for the responses.

The double garage on the east side is not a bad idea. We had that option before as well. The next idea was to completely omit the garage on the north side and move the house one meter (3 feet) further north (currently 3 meters (10 feet) for the garage and 1 meter (3 feet) for the passage)!

What would then be missing, however, is the ability to bring a trailer into the garden (if needed for gardening work). The plan was or is to have a single garage on the north side with a garage door at the back as well. Due to the height difference, it would not really be possible to bring a trailer into the garden from the double garage on the east side.

And if we keep the garage at ground level, a double garage on the east side is somewhat oversized. Therefore, the idea leaned more towards a carport and parking space on the east side, with the question of the ideal arrangement.
