I have been a silent reader of this forum for months. Now, we are at the stage of choosing a home builder. An architect is not an option for various reasons. Our preferred builder has provided us with the following initial draft.

Development plan/restrictions: there is no development plan

This actually belongs in a different subforum, but I’d like to use this topic here.. Our construction company currently has a "special offer" and is offering the KFW 55 standard with a geothermal heat pump for an additional cost of 16,400€ (about 18,100 USD). Deep drilling would cost another 2,800€ (about 3,080 USD). Right now, we are planning a gas condensing boiler plus solar panels. After deducting the subsidies (5,000€ (about 5,500 USD) repayment bonus, 4,000€ (about 4,360 USD) BAFA grant, 2,000€ (about 2,180 USD) saved gas connection), it actually sounds interesting. Am I missing anything?

We were told that a deep drilling should cost around 10,000 euros.

I have also heard of prices ranging from 8,000 to 10,000 euros. However, we received a fixed price in writing from our construction company.

And by fixed price, does he also mean that he will cover any potential difficulties during drilling? So, the required drilling is absolutely guaranteed for you? Sounds fair...

It might be necessary for you to cover the cost of an external inspection or supervision by an expert. Maybe discuss this with the building insurer.
