Hello everyone,

Today we have our first draft to present and would like to hear your opinions on it.

I won’t add any further comments for now and will let the two floor plans speak for themselves.

Start from the specific floor plan and adjust it until the room layout fits your needs: simply redistributing space within an already well-designed floor plan is insufficient and not very enjoyable—especially when you have a situation like "one room too small downstairs and one too many upstairs," which is hardly solvable.

Also, bring pictures from catalogs, exhibitions, and so on when explaining your ideas for the kitchen and bathroom to the architect. Only after that should you reconsider the floor plan.

I have to say that I see fairly simple solutions for the bathroom. Just having a window by the bathtub would already improve it significantly, maybe also a skylight?

Or the shower could be placed in the back corner instead of the bathtub, with the toilet next to it, the washbasins along the left wall of the plan, and the bathtub in the corner by the window. This might look a bit lined up, but it can be nicely broken up with tiles and so on. I’m not necessarily a fan of many partitions in the bathroom.

It took a bit longer than expected.

Plot ratio / gross floor area ratio (GFA) – 0.35
Building envelope, building line and boundary – known
Adjacent buildings – unknown
Number of parking spaces – unknown
Number of floors – 2
Roof type – single/double-pitched / half-hipped roof, 35-48°
Design style – unknown
Orientation – unknown
Maximum height/limits – ridge height 3.8m (12.5 ft)
Other requirements – unknown

Homeowners’ requirements
Design style, roof type, building type – "town villa" with a hip or pyramid roof (approx. 19 - 22°)
Basement, floors – 2 full floors
Number of occupants, age – 2 adults (31/30) and 2 children (5/1)
Space needed on ground floor and upper floor – approx. 75m2 (800 sq ft) each
Office: family use or home office? – at least 1 office for the wife and possibly a small one for the husband (possible career change in the future)
Guest overnight stays per year – approx. 10 - 20
Open or closed architecture – only the living and dining areas are open; staircase must be separate in the hallway

What is disliked? Kitchen (possibly more storage options), bathroom (compared to the current bathroom not so bad)
Price estimate according to architect/planner: approx. 1,600€/m2 (approx. $150/sq ft) – more exact figures to follow
Personal price limit for the house including fittings: depending on the complete package, the house alone should not exceed 250,000€
Preferred heating technology: gas condensing boiler

If you had to give up, which details/extensions:
- can be given up: attic room on the upper floor, double garage (but both only with difficulty)
- cannot be given up: attic room on the ground floor

Eaves height of 3.80 meters (12 ft 6 in) would roughly correspond to a knee wall of 1.00 meter (3 ft 3 in)? The two-story design would be ensured by the roof pitch.
But then the upper floor wouldn’t work. Or am I mistaken?
@Goldi09111 something doesn’t seem right there?!

I didn’t want to write it because I wasn’t completely sure about it, but then I interpreted the data correctly.

Once again, a reason why this list of questions is so important.
