since we have finally acquired a plot of land, the search for the right builder or architect has, of course, begun.
I wanted to ask how much preparation is recommended for the first meeting. So far, we have roughly drawn floor plans and designed the exterior according to our wishes and what the development plan / zoning plan allows, as well as the plot itself. Maybe it’s better to just see how things unfold at first? I would appreciate one or two experiences or insights.

To the architect: Bring the zoning plan and site plan with you, as well as a brief written summary of your wishes and needs. That will be enough!
It probably won’t be a developer, since you already have your own plot of land.
A general contractor usually has standard house models in their portfolio, which they want to sell at a well-calculated price. These are often adaptable to personal needs. They also typically employ an architect, who, however, may not enthusiastically create a custom-designed architect’s house for you. You have to balance existing conditions with your requirements.
Basically, I would use the initial meeting as an opportunity to get to know each other.

Sparstrumpf11 Apr 2016 22:20Yes, sorry, I meant general contractor / main contractor, my mistake. But from what I understand, our preparations seem to be on track. We are already very excited, especially about the first cost estimates.
