My girlfriend and I are planning to build a prefabricated house on our plot of land. We have shortlisted two prefabricated house manufacturers, but a crucial question has come up recently:
Since we are building on the boundary line (with permission from both neighbors—already arranged—and the building authority—still pending), we need firewalls with F90b fire resistance rating on both sides. These walls, of course, cannot have windows. As we live in Rhineland-Palatinate, there are specific regulations regarding firewalls here:
The state building code of Rhineland-Palatinate (§ 30 of the State Building Code I) specifies that a firewall must be made of non-combustible materials.
As almost all prefabricated house manufacturers (at least the ones we have chosen) construct walls using wood, this method seems, in my opinion, not permitted. We asked about this and were told that it is indeed possible because the firewalls comply with the DIN standard and are approved accordingly. Otherwise, they wouldn’t be allowed to build row houses.
We are now quite uncertain whether to proceed with a prefabricated house manufacturer, as the state building code clearly states that a firewall must NOT be made of combustible materials.
What is correct in this case? Or is our only option to build with a traditional masonry/conventional house builder?
