ᐅ Finding a Plot of Land – Real Estate Agent or Listing an Advertisement?

We need to continue searching. The municipalities in the surrounding area don’t have suitable building land.
What ideas do you have for us?
Place an advertisement? Does that help?
Ask a real estate agent to search?
Call the banks?

I’m interested in your experiences.

When we were still planning to build, we had exactly two sources: the mentioned municipalities (including some further away) and ImmobilienScout. It turned out that the listings from both sources never overlapped, so we had the widest possible selection that was accessible without driving around or making many phone calls. In the end, though, it became an older building (which, fortunately, I have to say now in hindsight).

Write to all municipalities, especially the building departments. Their websites are often the best starting point. There, you can find the contact persons who usually have more information and can provide details about new development areas. You can then be added to a list of interested parties, so you will typically be informed immediately about any updates.

You might also check newspapers and classified ads, but properties listed there are usually those that no one wanted before. Generally, such properties are sold within personal networks beforehand. So, always stay alert and keep your ears open.

Ask the building authority for a land gap register, then find out who owns the properties and ask if they are for sale.
The advantage is that neighboring buildings are already in place, which can be better taken into account during planning.

Set up search requests there with immediate email notifications and then keep a constant eye on your email inbox.
Municipal conveniences described by previous speakers are not available here in Berlin.

We chose a location that is growing and occasionally opens new housing developments. It was important to us that the place is not negatively affected by demographic changes but still has a local character.

We visited the website, found the available lots, printed out the information, and then walked around the plots several times.

In the end, we picked the second-best lot. Our first choice had too steep of a slope.

Vacant lots: I followed this for a while and noticed that in older neighborhoods, even the least attractive vacant lots eventually get developed. Sometimes people seem to build a second home and don’t want to leave their neighborhood.
