Hello,

We want to have the construction of our house supervised by a building surveyor from the very beginning.

Two questions:

How/where can I find an independent, reliable building surveyor in the Berlin area? Yes, I know about Google, but the results often show different websites from the same surveyor or specialist offices that look expensive and sometimes focus on mold inspections or similar. However, I want an expert specifically for new construction supervision.

What is the average cost of a surveyor? How many appointments do they usually have during a build? I have read about five appointments—does that sound correct? How much should I expect to pay in total? I was thinking to budget around 2000-3000€ (2200-3300 USD) to be safe.

Hello, I have also done extensive research. Until recently, I wanted to have it done through the expert of the building owners’ protection association: 12 appointments plus final inspection and photo documentation. That came to around 1,600 gross plus 800 euros for travel costs/time. I wanted to save the latter and then looked for someone through the Yellow Pages or the back pages of Google (just check pages 3-4-5) and found one. He lives almost next to my construction site (neighboring village), trained from the ground up (bricklayer, master bricklayer, engineer, etc.) and is very experienced. He is significantly cheaper and, above all, can stop by every evening since he rides his bike for exercise anyway. Perfect, then. You should expect costs around 2,000 plus VAT.
