ᐅ Finally building, but still have a few questions

Hello everyone,

After searching for several years, we finally managed to secure a nice building plot! Soon we can get started. I am currently working on the floor plans so that our architect can submit the building permit / planning permission application.

I have a few questions and hope someone might have some experience to help me out

- We would like to install a small bathroom in the basement (habitable basement). Our home builder advised against it due to high additional costs caused by a lifting station and a backflow valve. For the washing machine and two sinks (kitchen area and laundry room), a small floor-level lifting unit would apparently be sufficient, but not for a toilet and shower. However, our basement specialist (whom we chose separately) believes that a small unit would also work in this case. Can anyone share some insight on this?

- Then, I need to plan an installation shaft on the ground floor, said our architect. Now I wonder, does the heating system (air heat pump with ventilation) have to be located in the basement directly under this shaft, or can it be placed somewhere else entirely?

- And one more thing, quite different Our plot is surrounded by other houses on three sides, and the street runs along the fourth side. The building envelope and the house are situated quite far (about 6-7 meters (20-23 feet)) from the street. We can easily install a 1.80 m (6 feet) high privacy fence on the three sides adjoining neighbors, as long as we keep a certain distance from the property boundary. But does anyone know how it works on the street side, well outside the building envelope? Does the building envelope have any influence on fences at all?

That’s why it’s good to have building plans and regulations for boundary structures and plantings.

@DNL I assume some people don’t care at all, while others are frustrated that they won’t find out what’s going on the other side of the fence. But do I need to be concerned about that? After all, I’m building for myself, not for my neighbors.

Nighttime overview:
The wardrobe is too narrow and cannot be accessed by two people at the same time, otherwise movement is restricted. The kitchen island is too wide/deep and cannot be used because of the kitchen door. The walk-in closet is only 120 cm (47 inches) wide, which is too narrow to move around, turn, or change positions. The bedroom is too narrow, with just under 50 cm (20 inches) of space on both sides of the bed, which is insufficient and causes you to bump your head when getting up. The bathroom layout with shower/toilet/door also does not work (and who would want to sit like on display right at the entrance?). There is a narrow passage around a privacy screen, which has also been questionably placed here. The dining table would need to be rotated; otherwise, it does not fit properly for walking around.

This is not meant to be a wardrobe. It’s just a niche for the vacuum cleaner and so on.
What do you mean by the kitchen island? The walking space is about 1.20 meters (4 feet), and the doors are sliding doors.
The walk-in closet and bathroom are my biggest concerns. Everything just feels too tight...
The clearance in the walk-in closet is about 90 cm (35 inches). I thought that might be just enough. Do you really think that wouldn’t work at all?
Do you have any suggestions for the bathroom? I would truly appreciate it. I’ve spent hours working on it and I’m still not happy with it...

What we want to keep:
- The width of the bedroom (at the moment it’s even narrower and the knee wall is lower, and we are managing well).
- The toilet near the entrance. That was intentional. We want to be able to open the door at night and stand right in front of the toilet.

Just a thought to consider: Neighbors can also be very helpful. For example, they can keep an eye on your children, offer support, help out in difficult situations, act in emergencies, watch for burglars, and so on...
