Hello,

we have finalized the floor plan for our project and tried to incorporate feedback/criticism from the previous thread. A new thread was also necessary to include relevant information in the initial post.

Development plan/restrictions
Plot size: 1000 m² (10,764 sq ft)
External dimensions of the house: 16 m x 9.5 m (52.5 ft x 31.2 ft) (these were specified by the construction company to stay as close as possible to the budget)
Slope: No
Number of parking spaces: 0
Number of floors: Bungalow
Roof type: Hip roof, gable roof, or shed roof
Orientation: Entrance on the east, living room facing west, dining room facing southwest
Additional requirements: Must blend in with the existing building
Utility connections: Electricity and wastewater/water connections come from the driveway on the west side

Client requirements
Number of people, ages: 4 people (2 x 40 years, 2 x 3 years)
Office: In the outbuilding
Guests per year: Maximum 2
Open or closed layout: Open
Conservative or modern architectural style: Either
Open kitchen, kitchen island: Probably U-shaped kitchen, open to alternatives
Number of dining seats: Possibly 2–4 casual spots in the kitchen; otherwise 6–8 in the dining room
Fireplace: Yes, as a room divider between dining and living room
Garage, carport: On the driveway

House design
Who designed it:
- Based on the bungalow 131 floor plan from Town & Country
- Design planned independently using RoomSketcher

What do you particularly like? Why?
- Room layout (size)
- Room divider between kitchen, dining room, and living room (L-shape)
- No hallway
- Open area as a transition space between kitchen and living room

Cost estimate from architect/planner: 215,000
Personal budget limit for the house, including fittings: 250,000

Preferred heating system: Air-to-water heat pump (either Vaillant aroSplit or Vaillant FlexoCompact)

Why is the design as it is now?

After consulting with the general contractor and my wife about practicality and potential costs, we will not implement the original plan as is. In other words, a redesign is needed.

- Since the site access over 40m (130 feet) is already expensive, we plan to place the entrance (shown in the upper plan) on the west side, where the access is also located.

- My wife would prefer a (closed) kitchen to cook in peace.

- The fireplace planned as a room divider will be replaced with a wood-burning stove.

Ultimately, the template from "Kagenbau Lifetime" served as the basis for the current floor plan draft.

Current furniture in original size. Arrangement partially random.

I would even consider increasing the length from 16m (52.5 feet) to 17m (55.8 feet) if that seems beneficial.

Please provide feedback.

Do you mean you don’t want the entrance around the side of the house anymore?

That’s exactly what we’ve been saying all along. But why redesign because of that? Wasn’t that the original plan? -> Previous thread!

I thought you wanted to build with Town & Country, so you took their floor plan as a reference??? ops:

Is she not involved in the planning?
Are you not aware of her wishes?

@ypg: We still want to build with Town & Country. My preliminary meeting on Monday was very pleasant. I only used the floor plan from Kagebau as a basis; the exterior dimensions of the Town & Country bungalow will remain unchanged.

And women do tend to change their minds quite often .
By the way, the information about the fireplace is in the original post, but it doesn’t matter anymore—it is gone now.

Why not simply mirror the old layout? The kitchen can be easily separated.

The only criticism of the mirrored version was that the living room was used as a double bedroom.

Unfortunately, the dimensions are not provided, but visually, I would say that both dining tables and their seating arrangements are spaced too closely and, with the indicated chair distances, are only suitable for residents up to size 36 (clothing size).

No, it does not. Two extremes should be avoided in floor plans: the square shape and the linear form. In this sense, more depth would probably be better here than more width. A third mistake to avoid, which you are making here, is straight exterior walls. On the one hand, it is good to save on decorative details as unnecessary embellishments. On the other hand, strictly straight outer walls are equally disadvantageous and, just like a “square by default,” force rooms into individually unfavorable width-depth proportions simply to achieve a “clean rectangle” overall. Try dimensioning all rooms “optimally” regardless of whether their exterior walls would then align perfectly.
